We arrived late at night and still managed to find a spot. The ground isn’t all that even and it’s sandy, but the surroundings are very beautiful.

Overall it’s a good option for the area!

Stayed in this area for 3 nights in different spots. Each one was beautiful especially if you can get up on the hills with your rig to overlook the canyon and dam and be away from the street noise. There’s no signs indicating that there’s a canyon nor a damn so be cautious if driving at night. We had a 30’ ‘94 Chevy Motorhome and was able to haul it through the dirt roads and paths, however, this would NOT be an option if the ground was wet.
Weather was beautiful

First note - do homework on the river/ stream. At Zion they have signs posted everywhere about dangerous bacteria. Hopefully it's not the same river or tributary but I would hate for someone, or their kids, or animals to get sick unknowingly. Maybe a call to a local ranger station would answer that question? I actually stayed on the exact spot shown in the main picture where the large white fifth wheel is. I backed my 18-ft camper in that same spot. I had two nights of bliss but then when I came home from a long day adventuring at Bryce, two other campers had parked themselves in that same little spot. I half expected that one other camper would come because there was more than one fire pit. I definitely did not expect that someone would park themselves in between the two of us just access the river. The site to the east of us by the cliff is huge and only had one SUV and no tents. And other areas a little further away from the water were open. Yet people aggressively want to be right by the water so keep that in mind. Fortunately for me the family was super cool and I was leaving that next day anyways. But if I was looking for longer term and solitude, I probably would not have felt the same way. I hate to have to spread out my gear to create a buffer zone but you may want to plan accordingly in this area.
Overall the noise from the road isn't bad although people do frequent the area on ATVs and side by sides. A motor grader was working on the road while I was there but the noise wasn't too bad and I appreciated the maintenance. The sand was soft as people have said and one driver tried to cross an arroyo in a small SUV and buried herself pretty bad. She had to call AAA to get her out. I did offer to help though!
People were respectful and quiet overall and seemed like no one was staying very long. I arrived early afternoon on a Monday and already people were driving through looking for sites. Seems like the area fills up pretty fast. There were a couple pull offs right by the highway that went unused and can be considered good backup plans. Also there is a hidden site at the far south side of the road before you cross the cattle guard to the left that had a campfire built into a little rock cove in the cliffside. It would be a cool small site for tents or a very small RV. I don't think many people know about it because nobody wanted to drive that far in. Also if you have a good 4x4 there's a small trail to the right of the cattle guard that leads to an amazing site right by the river but the first 15 ft of it are dreadful. I was tempted to take a shovel and spend a couple hours filling the big holes with sand and rocks and then it would be an amazing isolated site to have all to yourself with no one around. Hint hint if someone is ready to put the work in, it's a great site. Or you can park at the top off the side of the main road and walk your tent and gear down as an alternative.
I took my bike on the road south into the ranch and saw signs that said public road through private property. So I stayed on the road and got through three or four stream crossings before deciding to turn back. But whether on ATV, bike, or wanting an easy hike it seemed like this road followed the stream well into the south. I went back to the cattle guard and biked up the hill to the highway and beyond and found that that road goes forever as well.
Cell service was good close to the highway, not sure how it changes further south toward the cattle guard.

We located a few spots that were either taken or too tight for a truck and trailer to safely manuever through. We ended up at the top of the Butte, just before the gravel ends and the rutted road begins. It was a great spot. We had beautiful sunsets and soooo many stars. During the week, little traffic along the road. Another camper asked to join in on our spot which was no problem at all!

Pulled in around 9pm and woke up to 10 degree weather and the most beautiful views. Backed right up to the Virgin River and listened to the peaceful water. We were the only ones around. A few feet down from the Dragons Armipit cave.

We found a large open spot for our 44ft 5th wheel backing up to the river. This place is pretty cool for being free. Yes it is an off road area with dust but we didn't mind them passing every couple hours. Great spots here if available!
