Yes, this is located outside of a sketchy part of town. Yes, this is located outside of a sketchy part of town. Yes, the woman manager has communication issues and yes, she weirdly drives around with her dog and stops in front of campsites but she doesn’t bother you, I’m sure she’s just doing her job. Regardless of that, we would absolutely stay here again. This campground is quiet and absolutely beautiful, has spacious sites, there are benches along the river you can sit at and the gentleman that owns the place is a very nice man. Very close to downtown Memphis and to the Bass Pro pyramid which I highly recommend you check out.

Probably the worst campground I’ve ever seen. Bring everything with you because going into town is sketchy at best. It was nice to see the Mississippi River but the area just felt unsafe. Probably the worst campground I’ve ever seen. Bring everything with you because going into town is sketchy at best. It was nice to see the Mississippi River but the area just felt unsafe. Terrible water pressure and campground very dirty. The best thing I can say is that it is quiet. The woman manager was very rude and has issues communicating. She also rode around with her dog on golf cart and just stops in front of campsites which then made the campers’ dogs bark at her. Why? Strange place.

This is our 3rd time here. Love the peaceful quiet campground with views of the Mississippi and tugboats pushing barges. Level sites. FHU. Took 2 gorgeous pics thru our windshield this am.

The only thing this place has is a view of the Mississippi River. It’s in a horrible part of town. There is an international speedway that is extremely loud that goes on during the weekends. Very odd RV park. The good is that it is out of town a bit (you don’t want to spend too much time in town). The sites were quite long and level and the FHU were great. There is no store on premises so bring what you need with you as to avoid going into town. There is no dog park even though they have quite a few acres of pure grass the... more
Very odd RV park. The good is that it is out of town a bit (you don’t want to spend too much time in town). The sites were quite long and level and the FHU were great. There is no store on premises so bring what you need with you as to avoid going into town. There is no dog park even though they have quite a few acres of pure grass they could very easily put up a very roomy dog park in. They also mention insurance constantly (insurance about dogs, insurance about structures, etc). It is kind of off putting to constantly see their insurance issues front and center, every business has insurance to deal with, don’t bother your patrons with it. We stayed there for 3 nights and felt safe enough but I don’t think I’d go back. They are very near the Mississippi River so you will hear boats as well as trains from nearby as well. Verizon signal constantly fluctuated between no signal at all and 3 bars and 5G.

We called here on short notice for three days just before July 4th. How lucky we felt to get a space, let alone it was concrete, full hookup, and feet from the river. We called here on short notice for three days just before July 4th. How lucky we felt to get a space, let alone it was concrete, full hookup, and feet from the river. Very large campground divided into three distinct areas, so it was very quiet. It was heat indexes in low 100’s while we were there, but a large tree on the south side of our rig made it very tolerable, and we actually sat outside some. A most unique and pleasant stay, I will put this on my must stay list when I might get back this way. Watching the barges negotiate the River was fun too!

We stopped here for 2 nights while passing through 40. We were in spot 66 right off the river. The spots were nicely spaced and it was very cool watching the barges go through. We would definitely stay here again if passing through.

“Beautiful by the river”

All day and night the tugs and tows were up and down the river. We loved it. close to Memphis with so much to see. Elvis birthplace, riverboat cruise and Beale street with great music& eats. Free laundry.

This park is hidden by the flood plains of the Mississippi River on the river side of the levee. Benches by the riverside allow you to watch the barges go by on the river. Sites are pull through. Quite a few places to see in Memphis across the river. Visit the Civil Rights Museum, Sun Records Museum and Graceland. Eat at the Arcade Restaurant for Breakfast, Have some good BBQ at Central BBQ near the Civil Rights Museum. Or visit Beale Street to try some micro-brews, catch a bite and enjoy some good to great music.

“Good quiet spot for a stopover”

This campground is a convenient stopover location close to both I-40 and I-55. We came in about 6:30pm and left out at 6:30am to finish our last leg home on a road trip. This campground is a convenient stopover location close to both I-40 and I-55. We came in about 6:30pm and left out at 6:30am to finish our last leg home on a road trip. The campground seemed very clean and being right next to the Mississippi River was fun for the overnight. There is lots of walking area near the river with nice views. The pull through spots are great size for staying hitched overnight. The only con there was that the location of the hookups were a little far forward for us to staying hooked up, but we made it work.
There are long term spots here, but they all seemed reasonably kept up and aren’t in the same area with the short term camping.
The major cons we experienced during our very short stay were ants and the smell. There were big ant colonies at our site in places. We had to be careful where we stood to make sure we didn’t get ants on us (they bite!).
The biggest con that can’t be helped by the campground, but is something to be aware of, is the smell. Rotten eggs in the worst way! We didn’t notice it terribly when we arrived (it was kind of faint), but during the night, the smell was so bad that I got up at 3am thinking something was wrong with our tanks. I went outside to just unhook the sewer hose, just in case, and I quickly realized that the smell was everywhere. It was terrible in the morning. I’m not sure if weather plays into how pungent it is (it was very hot and humid), but it was pretty bad. We stopped for fuel a ways out of town, and the inside of our camper still smells pretty bad, so we’re going to have to do some deodorizing . Just be aware of that possibility.
Overall, if we were passing through the area again, we wouldn’t have a problem staying here again at all. Nice stop.
