First of all I would suggest that some of the older reviews on here should be taken with a grain of salt since there has been a change in ownership and overall we are very happy with what we are witnessing and hearing from longer term residents as a whole that there have been many improvements and people are happy.
We have been staying at the Sands RV and Golf now for about 10 days of our planned month long stay and are very happy to have booked this park. Everyone is so friendly and there are so many planned activities and amenities and it is very organized. 98% of the sites are clean and well kept, many decorated and manicured so nicely that its a pleasure to walk the park, especially in the evening when lit up. There is a nice mix of RV sites and more permanent park models and we like the layout and how the large washes that some sites back onto make it feel more roomy and inviting. Some sites have Oleanders for privacy while others not since they may need to be more accommodating for larger RVs to get into or for caravans/groups of RVs that may wish to stay together.
We had a couple of minor issues as we settled and had to change sites a couple of times, the first time because we inadvertently showed up a day early and they were very kind and helpful. There are many workers and the park is being kept in good repair.
Everyone has commented on how great the condition of the golf course is this year. There are 8 Pickle ball courts that look in new shape and there are 8 nice Bocce Courts; all are organized and busy. The pool at 90 degrees and two hot tubs at about 104 degrees are wonderful. There are multiple club houses with various activities organize and inviting. The laundry, shower house etc. are all as good as can be expected and cleaned at least daily.
Generally the park is in a quiet area, not on a main highway so it's been great that way with exception of the odd super noisy car we've heard on occasion and that is not something any park could control.
We connect to Cellular with no problem and it is useable 95% of the time however the performance is generally poor which is not any fault of the park but would be due to the lack of provisioning of bandwidth of the Cellular providers. 6MBps download was the best we've seen so far and it was T-Mobile. At times in the evening streaming is very iffy.
The biggest challenge here and anywhere in the area is terrible relentless wind and blowing sand bad enough to close various roads weekly and making it very difficult to enjoy things far too often. This is the case anywhere in the Coachella Valley area. Also the price of fuel, groceries and other essentials are extremely over priced in California so we won't return for these reasons even though we loved the people and amenities when we could use them.
We were also turned of that they didn't want us there in our newer truck with in-box camper, such discrimination should not be allowed.

Spaces were not numbered and guide directed us to the wrong site and from the wrong direction. Staff had no Idea how and where to park. Space was 6-8 inches off level.

Pros:
Very nice dog park. Our dog absolutely loved it.

Cons:
Wifi went down every day. Eventually they offered me a refund.
Despite having a strong AT&T signal, speed was very slow.
Pool was dirty
New York Sewer sized Rats
Worse sand storm we've ever experienced (I know not the resorts fault, but did not help our mood)
Site was arranged for a trailer park home, 40ft motorhome does not quite fit due to odd pedestal placement.
There are many older, run down looking trailer park homes, most were vacant because residents had moved to cooler climates. The largest rat I've ever seen must have crawled up the sewer hose and found its way into our motorhome. Luckily we were able to trap it immediately.

Wow, what a resort! We prefer Boondocking in the middle of nowhere to staying in commercial campgrounds but we’ll certainly stay here again! Just made it in before COVID closed everyone down again. Wish we’d reserved much more than three days! Large spaces, yes, it is a bit tight getting in but definitely maneuverable! Staff is supe... more

Large spaces, yes, it is a bit tight getting in but definitely maneuverable! Staff is super helpful and nice. Grounds are beautiful. Great dog parks! Very dog friendly. Many long term residents but keep their places very well maintained. Pool, spa, huge sparkling clean laundry room. They even gave us two spaces as one so we could use our ramp/patio. AND we got the Passport America discount.
Highly recommend!

Sites are tight for a 5wheel and truck but works fine. Pool and hot tubs are nice with Mt. views. Staff is very nice and helpful. 9 hole golf course on site. Power is good water is good. We got a deal because of a 30% discount we found on their website. This is a snowbird site that has several hundred sites made up of maybe 70% permanent and 30% transient or at least people staying in their RV's for the winter. This is a snowbird site that has several hundred sites made up of maybe 70% permanent and 30% transient or at least people staying in their RV's for the winter. The site is in the process of being improved and updated. The pool is closed, but the gym had just reopened with new equipment. There is a golf course on-site. Security is good with a coded entry gate.
We could only get into our site because there wasn't anyone in the space opposite. I pride myself on my ability to park in one single motion, but this was a 3-time shuffle to get in and straight. The sites are tight and road in front is relatively narrow. There are hedges between sites, which really does improve privacy. The parking spot is gravel, but there is a concrete pad for the front door and for parking the car at the side of the RV.
There are several dog parks, which are grass and well maintained. We were able to walk out the back of our lot and down the small wash to a park.
2.4 miles away is an excellent and reasonably priced Vietnamese restaurant; Pho Na Vietnamese Cuisine, 14220 Palm Dr, Desert Hot Springs. I could go back every day for lunch!
Downtown Palm Springs is maybe 15-20 minutes away.

The park is beautifully landscaped, with great amenities (clean laundry & restrooms, great pool & spa, sizable dog parks, game room, events room, golf, pickle ball). This is our 2nd time here, and we won't go anywhere else in the area. The park is beautifully landscaped, with great amenities (clean laundry & restrooms, great pool & spa, sizable dog parks, game room, events room, golf, pickle ball). Short-term sites, which are scattered among longer-term mobile homes, are a combo of gravel and paved, mostly level, most with tall hedges on three sides to give visual privacy. Ask for a site that backs onto open space, and you'll only have neighbors on two sides. Large numbers of snowbirds, mostly from Canada, and everyone is super friendly and relaxed. Longer-term residents keep their homes spotless. The entrance gate is locked at sundown (of course, you have a code), so security is good and you can comfortably leave your door unlocked when you head to the pool or spa.
It's close to downtown Desert Hot Springs, and only a few miles from Palm Springs. Pretty good shopping and restaurants within a mile or two.
Note that this park is 55+ only, which makes for a very quiet and relaxing stay. The park WiFi works surprisingly well.
