Staff was helpful even though we arrived late. Nice and clean park. However, for our single night stay, we were placed close to the exit, which is close to a cow pasture. The odor was noticeable outside, but not in the trailer.

I’m not sure where these folks with good reviews stayed. This place is dilapidated and poorly managed. It has dogs barking and people fixing up old campers and RVs running skill saws and hammering right next door. The units are packed so tight that we were in the shade of the unit next to us. They tried to charge us a rate 25% higher than listed on their website. We only stayed a couple days. I called to complain about the noise and the manager totally blew me off. He said, “yeah they’re remodeling and I don’t consider that to be excessive noise” I hung up on him at that point because I realized it was pointless. So we were getting ready to leave and he rolled up onto the site in his golf cart yelling at me to pack up and leave or he’s going to call someone to make me leave. He didn’t know we were already packing up. I cussed at him, told him to leave me alone and go call anyone he wants. Undesirable park, rude people and crappy management. The showers here are disgusting too. I decided to shower today at Planet Fitness if that says anything. You can do much better than this place for sure. At the time I wrote this their daily rate was $45.

Needed a place to stay in Yuma on relatively short notice. This park fit that bill and overall wasn't a bad experience. Stayed for 30 days in Jan- Feb 2020.
The positive for this park is the price - $240 per month plus electric which came to about $2/day. They do have a brand new pickleball court which was great. The wife and I were about the only ones using it, so it was nice to go up to the court and be able to play virtually any time the mood struck. The people there were nice enough and the office staff was helpful. The pool looked good, but we never used it.
On the negative side, the chickens which are allowed to roam thru the Park are extremely noisy in the mornings -- not good! In addition, since there were so many construction workers there, the early morning traffic in the park was also loud. With a corner lot, we especially had a great deal of traffic noise. My wife accidentally broke the water connection when she lost her balance on a ladder while washing the rig, and the park charged us $50 for a less than $10 part to repair the ancient spigot.
The park is located in southeast Yuma and is a pretty good way to much of anything. At least road noise was at a minimum, but between the chickens and interior morning traffic, it was hard to get enough sleep each night.

Pretty decent for the price. Not any 5 star resort by anyone’s standards but it’s quiet, inexpensive and it has a fairly decent pool.
Only real negative is all the pigeons, they crap everywhere but it’s not just this park, kind of a southern Yuma thing
Dustykampa would stay here again
