My husband and I have spent time in the fall here for the last two years, and we love the community and especially Juliette the park manager.
The park a mix of full time residents in tiny houses and pre-fab homes as well as RV-ers. The nightly RVers occupy spaces near the pool and community room. The monthly-rate RVers occupy other spaces throughout the park.
I love the proximity of this park from the greater Denver area. It is twenty minutes from downtown and a stone’s throw from a Costco, Target and King Soopers and 10 minutes from Walmart. There is also a bike trail adjacent to this property that extends throughout the city.
There is also a golf course across the street as well as hiking trails in the area.

Stayed one night and it was only good because we went out for dinner in Denver. Overnight sites were surrounded by construction work, yet they charged full rates even with “0” amenities except hook ups. Sites are way to close together and without a designated smoking area we were subjected to our neighbors smoking right outside our window - had to close up all windows. Sites so close you couldn’t sit outside if neighbor was smoking either.
Only short sites with sloping high curb to enter sites. Poor communication on reservation confirmation as to site numbers.

This park is being renovated so zero amenities for $70 a night. It works if your unit is self contained and you need a base for visiting Denver. Park is very quiet once workers leave for the day. No WiFi. About 30 min from all city attractions and 15 min from Red Rocks.

Needed a place in the city for just over a week and they were able to accommodate for a reasonable charge. There are a lot of permanent residents and trailers that have seen better days but it was safe and relatively clean.

We're staying here right now. This is a mobile home community with rv spots as well. The location is perfect and close to the freeway. Yes, the spots are a little tight...but nothing to worry about and the staff chooses the right spot for the size of each rv. Shannon and Barb have been wonderful and accommodating. Tom was very helpful, too. It is evident that South Park works hard to care for the grounds and overall park. We are very picky and this park passed the test. So far, so good and it's been a peaceful place to stay. The amenities are fine for us, the pool is sparkling, the park appears to be safe and the people have been friendly. Oh, and our cell phones and the WiFi work great!

Wow. I want to say something nice but I'm having a tough time. We needed the site for storage and electric only. There was no break on the price. That is the first time in 6 years we have paid full price when we weren't even in the unit. The interior roads are narrow for large rigs - doable, but narrow. Lots of speed bumps- more like speed mountains - they are big. The handful of sites for RVs are narrow and short, with broken concrete. We thought for sure we had busted a tire trying to back into the site. We had to park the car sideways to keep it out of the road. Not much space between sites either. It was hot so we had all three A/Cs running. After a few minutes, they all shut off. We reset the breaker at the post and tried again. Same deal. After the third time, we went to the office. They said it was due to the service that was being done on some lines in the park. Not so. My husband figured out that the 50amp circuit breaker was bad. Back to the office. The lady at the front desk pointed at a man leaving in a golf cart and said that's who we needed to talk to. We chased him down and explained the problem. First thing he did was look at his watch - 20 minutes until the office closed. Uh oh. Although he was less than personable, he did replace the circuit. And don't even think about using the WII FI. It was unusable.

Finding a place to stay while visiting Denver isn't easy. We stayed here for three weeks and found the park to be quiet and fitting our needs. While most of the park is mobile homes, there are plenty of sites for RVs. The park has two type sites for RVs: short stays and month or longer. The long term sites are nicely spaced, all concrete areas with staggered placement and hook ups under your unit. The short term areas are rows of sites with gravel and fairly close together with a concrete patio and narrow grass strip separating them. Only two of the short term sites have hook up under your unit. The others are typical connections placed on the side of the site. This is a NO DOG park. Laundry room is large with ten washers and eight dryers, folding tables, baskets, and very clean. A $1.00 to wash and $.25 for fifteen mins to dry, it's a real bargain. Beautiful pool kept at 82 degrees. WiFi is avaible at the community center only. The park is located next to the Bear Creek trail which is great for biking and walking to area business a mile away and then, will take you in to Denver at ten miles. The office assigns you a site when you make a reservation so trying to extend your stay is difficult if someone was given that site. They don't change people around.
