This is a small, older rv park, but well-maintained. Those are the positives. The main complaint is that highway US-2 was about 30 feet from our site. This is a small, older rv park, but well-maintained. Those are the positives. The main complaint is that highway US-2 was about 30 feet from our site. All manner of heavy trucks cross the Cascades on this highway to the Everett/Seattle area. The noise is constant, sometimes rattling or camper. The camping sites are small and the picnic tables can't be used for barbecues because the are plastic...manager's orders. Just about any boondock arrangement would be better than this place. And it's not an easy convenient walk to the tourist mecca of Leavenworth...it's nearly a mile walking down US-2 with the traffic zooming by. Thumbs down on Alpine View.

Alpine View is a nice place to park for a couple of days or make a base camp for a week while exploring the outdoors surrounding Leavenworth. Alpine View is a nice place to park for a couple of days or make a base camp for a week while exploring the outdoors surrounding Leavenworth. Leavenworth itself is quite small and quaint, so it shouldn't take more than a a day or two to take in its downtown attractions, little shops, and eateries. Leavenworth is a great jumping off point for winter sports, river, and mountain outdoor recreation.
This RV park is basically in a good location relative to Leavenworth. It is about a 35 minute walk to the downtown core, or you can take the free bus into town from the bus stop that is located just across the highway near the hardware store. Also across the highway is a Safeway with a fueling station. And you can always get on and off the bus at the park and ride transfer station located behind the Safeway. The hardware store that is across the street has a small selection of RV accessories, but if you are in a pinch, they might have something that will help you out.
The park itself is quite small and compact. There is one loop road through the park and it is supposedly one way, but depending on what space you get and how large your vehicle, the are pretty easy about letting you enter from whichever driveway will give you easiest access to your spot.
Nestled in the trees, there is only a moderate amount of landscaping and all spots are leveled gravel. Landscaping was well cared for and tidy, but was mostly flowers in half wine barrels and evergreen shrubs. Like all architecture in Leavenworth, the office had Bavarian architectural elements which are ubiquitous in all the of the city's downtown commercial buildings.
There is no clubhouse and limited sports courts. There is a basketball court marked on the park map, however I never made it around there to see how large it was or in what condition.
Restrooms are exceptionally clean and well cared for. The facilities are not extravagant. The restroom/bathhouse is certainly original to the location, floors are textured concrete which has been epoxied or painted and walls are painted drywall. Toilet stalls are small, but kept stocked and incredibly clean, same goes for the vanities, clean and with sufficient hand soap and paper towels. Restrooms seem to have good heating, so you aren't freezing cold in there while using them. Shower stalls have been refurbished with modern shower pans and tile. Shower heads are not particularly good and seem to be covered in minerals from the local water with spray being unpredictable. But there is plenty of hot water and they are not time limited or pay. Each shower has a private changing area which is seperated from the rest of the restroom with an additional shower curtain. During our stay the shower curtain's looked like they were due for replacement.
By my estimate, about half have full hookups and the remaining RV spots are partial hookup. They do have a dump station near the office available for their partial hookup users.
Spots are sold as premium full-hookup, full-hookup, or partial hookup; and they have a few tent/car camping spots on the back portion of the property.
Our space, 1, was a Premium full-hookup. It was wide enough, and apparently it has a companion spot to the left, but that was occupied by a park owned vehicle the whole time we were there. We had a nice picnic table and a fire ring in our spot, and the hookup facilities were decent. The fresh water value was tight and a bit dated, and dripped quite a bit while we were there, creating a puddle a the base of the water hose bib, and near the electrical stand, but the sewer port was fairly modern with a toe-kick flapper port cover making for easy hookup.
The park is located along Hwy 2. While driving on the highway you may not even notice the RV park, those in the park will notice the road nose most of the day. Hwy 2 is a significant east/west route through Washington. While it is a 2-lane highway, and speeds through Leavenworth are lower than highway speeds, there is significant traffic in the the day, with some traffic continuing through the night. If you are a light sleeper, and since most of the spaces are very close to the highway, earplugs might be recommended.
Staff was pleasant the whole time we were there and seemed happy to make recommendations about town, etc. Staff were visible doing some form of maintenance or another the whole time we were there.
WiFi was good enough to stream Netflix and Hulu, however I have no clue where the wireless access points were located. Space 1 was very close to the office, so we weren't surprised at the quality of signal we got and the good performance. Your actual experience might vary.
The point of this RV park is to provide a close and convenient place to stay in Leavenworth. They don't try to outshine the city, while at the same time providing a comfortable place to stay that checks the boxes.

“It works in a pinch...”

We ran into a few Covid restrictions, and our first choice campground was unavailable. The management was friendly and professional, the grounds were clean and spruced up with flowers in half-barrels, and the bathrooms with showers were immaculate. There was a Safeway grocery and gas station across the highway.

We stayed here to be close to downtown Leavenworth. The placement of the sites here are a little odd. We arrived on a Tuesday so the park was not busy. We stayed here from June 18th to June 26th. Once Friday came the sites filled up quickly. We had someone on the passenger side, but it got strange once site 15 (right behind us) and site 11 (driver side, but strange placement) got filled. It felt like we were surrounded. When we walked straight out of our site it felt like we were walking through the campsite of site 11. The park is on a dead-end road. Most everyone walks there dog on this road, but be careful. Not everyone picks up after their dog. Not the fault of the park. It is obvious these are people staying at the park, hence the title "Nasty Guests". The road looks a little sketchy, but we never had any issues. There was an abandoned car and trash (furniture) at the end of the road. Many of the sites in the campground are partial hook-up, but they do offer full hook-up and also some tent sites. Our site was a full hook-up site. It was called a Premium Full as the site was slightly bigger. Sites 1, 11, 12, 13, 14 and 15 are Premium. Our site had a picnic table and firepit. Most of the partial hook-up sites have firepits and picnic tables.

-People working at the campground friendly
Cons:
-Site is all dirt
-No laundry facilities

Park is on the small side (~30 sites) and seems a bit dated, however there are a few sites for large rigs with 50amp service. Plenty of shade for inner sites due to tall Ponderosa Pine trees. Sites are mostly level and well maintained. Office staff were friendly and helpful. Located ~3/4 mile to downtown Leavenworth, and grocery store nearby just across highway. Park has free WiFi (2.4 & 5GHz), with strong signal and sufficient bandwidth for smooth streaming.
Unfortunately, park is right against HWY2 which is a busy road with noticeable traffic noise but easy to get into. Single bath house was clean but in need of refurbishment.
Park location was driving factor for selection, but there are other parks in area which might be better fit next time.
