WONDERFUL EXPERIENCE! We stayed here for almost 3 weeks. Had a lovely premium site by the river. We have a very large Class A rig and we’re nervous about access and maneuverability, but we had no problems at all and towing our trailer we are over 65 feet long. The park is incredibly well-maintained. They have a store with lots of amenities. Clean bathrooms and great, hot shower rooms. There is a park on site, a food truck open different hours and soft serve ice cream. Many of the sites have direct river access and the views are fantastic. The park is well run, and management is strict. They are super nice if you play by the rules… Sadly, a lot of people don’t want to do that. But they don’t tolerate riff-raff here—so don’t even try. They will shut you down in a hurry. They have beautiful lawn areas, and the whole park is clean. Large fire pits and picnic tables at most every site. There is even a miniature horse on site that loves to be petted and have treats. 15 minutes from Provo and 15 minutes from Heber. So shopping and dining and amenities are close. 15 minutes from the Sundance resort and the Alpine Loop. The location is ideal. The electric hook ups had good, clean power, and water pressure was great. No sewer hook ups in most of the park, but they are working on that. They do have a dump station and we had to unhook and dump about once a week. It wasn’t really a problem and considering the other amenities it was totally worth it. The cell phone reception was good and both of us work remotely. We were able to stream and work without issue. We have both Verizon and AT&T. Super fun to sit and watch kayakers and fishermen go down the river all day. This is really a great little hidden gem. And they do rent tubes for the river if someone wants to float. They have cabins that they rent out onsite. I didn’t see inside, but I bet they are lovely. They do allow pets in the park, but it was super quiet from both people and pets usually. There were a few cons, but it really doesn’t take away from my review, just a few things worth mentioning. There is a little bit of road noise from the canyon traffic. I’m sensitive, and it wasn’t overwhelming. Quiets down a lot at night. There isn’t a ton of parking for all the guests in the park, so they charge those that come $10 to park in the overflow lot just a little higher than the park. It’s good for the entire stay though so all things considered it’s not too bad. Probably the biggest gripe is that the store was often closed during business hours. They do have a number to text for service but it wasn’t always convenient to do that and we didn’t always get a super quick response. You can definitely work around this but it’s probably worth knowing. We were getting into kind of the slower season so keeping a full-time staff in the store might not have made a lot of sense. We might have liked to have made more use of the store amenities, were they easier to access. When we did go in it was great. They have firewood on site, a borrowing library of books and a bunch of DVD’s that you can rent for a dollar. And free popcorn. The gal that works for food truck is fantastic and so super helpful. We were even able to pay her teenage daughter to dog sit for us when we had to be gone for extended periods of time and she was amazing and so helpful. They really were the icing on the cake for this trip. So all in all this is a great place that really cares and provides an amazing environment for their guests. There are tons of improvements going on and I know they have great plans for the future. We plan to be back over and over. Thanks Anita and Kevin for all the heart and soul you put into this great place. I did hear that some of the bad reviews were from a group that was evicted and they continue to post bad reviews. That is a shame. Don’t be afraid by the fact they say they can evict you with a 30 minute notice. If you play by the rules your stay will be golden. They ARE reasonable. Just be good humans and do the right thing!

Received an email confirming my cancellation I never made. They told me I called them from a number that doesn’t even belong to me. Then they tried to charge me a cancellation fee. They said I was very rude and angry towards them when I never even spoke to them. Couldn’t recommend a place with such poor management.

I was really needing a break from all of the covid drama. I found this BEAUTIFUL, out of the way campground that sat directly on the river. You could park away from the river, or pull right up to it with a huge deck that sits over the river!! The campers with more children I noticed, stayed closer to the park and amenities. The larger rigs with more adults, rented more South, where it was quieter. There are beautiful tree's, grass, gravel for the trailers to park on and some huge campsites that have a beach that walks right into the water. A very large park with toys and a basketball court. They rent kayaks, tubes and small paddle boats. There really is something for everyone. Fire pits, tables, a small store, a cute bridge to fish off of, or just take beautiful pictures throughout. There are areas that are separate for people who want to camp in a tent, rent a cabin with a hot tub, RV/Trailers, big Pushers, and even authentic Teepee's, no joke..lol. My campsite was the 1st one as you enter the fenced campground with a 29' bumper pull and still had room to park my truck. I thought it might be loud, being at the entrance/exit, and the park for children right across the street, but it wasn't. It's actually my favorite spot because people are very careful and slow coming and going; knowing the children cross the road often to play in the park. I love to sit out on the grass pad of my space and watch the children.
I'll be honest, there where some issues with some items, but all issues I had where because the park had just undergone new ownership and were trying to fix old problems 1st. And if your an RV'r, there will ALWAYS be unexpected issues come up and you can't always make everyone 100% happy. There was a couple or 2 employees who would always live at the campground, just incase of emergencies, (which came in handy.) And if you will just read the notes on the store door, you will see that sometimes emergencies came up that they had to deal with ASAP, but they always left phone #'s to contact if you needed anything. I always had internet on my cell, and used my cell phone "hotspot" to work from my computer, so it would stay fast.
It's 6-2022 and they have all new showers and bathrooms, (no Porta Poti's), a new Laundry Room, a designated fishing shack where you can buy/rent everything you need to Fish/Flyfish, guided or not. I noticed some food trucks this past weekend also. The last time I had been, the employees had "movies in the park," on weekends, giving out popcorn. It was the 4th of July weekend and the park had put on a Parade (had to be 100 ppl throughout the park watching and throwing candy 😁.) The kids decorated their bicycles and wagons and themselves, with all the streamers and fun stuff the park provided. The children walked, honked and chased candy probably twice around each, on every road. It was just like a family. Everyone helped, and came together to do whatever it took for those children to have the best 4th of July!!
After the parade, the Park offered a HUGE pancake breakfast, with all the fixins!! It was all you could eat for $10/person and some kind of family deal (sorry, can't remember the price..lol).
All I can really say; is that I've been a business owner before, and when your picking up or fixing someone else's mistakes, it's really sad that people don't understand that your trying to better the situation, that you DID NOT create. This campground is one of THE most beautiful places I've stayed. I'm excited to be back there again in a month or so.
And each year, since 2020, I have seen major improvements.
To be fair and unbiased...I will give some suggestions (take it or leave it..lol).
1) I would like to see someone who can always be in the store. Even just to answer ?'s, but always have a real person we can communicate with.
2) I understand your a new business with extra maintenance/repairs; but nickle & diming for every little thing, can keep people away. And the less stress and little money worries on customers, the more will come and the less you'll have to charge for the small things. 😁
Maybe you can create "packages," that include everything for that particular experience. Then there would be no surprises.
JUST SOME
THOUGHTS
Thank you PRR for your efforts in creating such a beautiful place. And please know...those who understand buying out a broken business, has more than normal challenges to deal with.
I LOVE this Heaven on Earth, and think you all have done a great job in making it what it has become.
See you soon my friends!!

We were excited to stay here & were called because we hadn’t shown up yet for the evening around 6pm we told them we wouldn’t be in until 10-11pm (it was a rough travel day). The front desk said she would wave the fee of late night check in because she didn’t imagine we would have a problem on arrival and left a packet out for us. We arrived and could not get into our site (43 ft 5th wheel) because everyone was parked in the road in-front of their rigs. It was already a tight fit without the cars parked there. There were also toys and blowups all over our site (from the neighbors). The only way out was to backup a narrow drive with minimal turn around space. We called and texted the after hrs line with no response so we backed up slightly next to the office and decided to wait until morning light to figure out what to do. We slept in our trailer with all the slides in to rest. We woke up around 6 and waited around outside around 6:30 people started moving cars (one of the cars happened to be someone who worked or helped around the park the trailer was definitely permanent in there). With some help from some kind RVers we navigated around some trucks that hadn’t been moved yet and managed to get in our site. Definitely not $100 a night to sleep on the side with our slides in. No apology’s or asking if we got in ok from the front desk. It says they have 50amp sites which we got, but we couldn’t run all 3 of our ACs like we can everywhere else off of the site. We called to tell them and ask if maybe it was a 30amp site but they Just said we haven’t had that issue in a while. Once the camper next to us left we were able to run everything fine, so they may be sharing power between 2 sites. Went to the front desk to ask where to go put our tubes in the water to play and she just said “I don’t know, I would call the adventure place where you rent stuff” they offer rentals at the resort so I don’t know why they would do that if they can’t tell you where to get in close to the park. We had some other campers help us out yet again. Definitely not worth $100 a night a nice idea, but needs a lot of real work & tons of people use the park as a residence.

BEWARE: though this location is beautiful, but seriously lacking the amenities that would make it so expensive. ALSO, it is very clear that this is a permanent residence for people even though their site says it is not. For us, it really changes the feel of a campground.
As advertised, we were expecting a resort with the amenities like laundry, showers, bathrooms and hook ups. We were aware that in site sewer is not available.
1. First issue is the fee for late arrival. I have not had any other RV resort charge for arriving after 7pm. It is common to arrive later when on the road.
2. When pulling in, we were placed between two people that obviously lived there. It is not at all clear that they offer long term stay. I wouldn't have booked here if I had known that this was some peoples residence.
3. Since there is no sewer in site, I expected bathrooms and showers to be available. The only bathroom is an outhouse and the showers are a whole other issue.
4. SHOWERS - when we arrived, they said they changed the code to the showers because someone has been defecating in there, so we would have to be let in by the office. Well, the office is only open from 12-6. Who showers only during those hours? very unreasonable. I contacted the office to find a solution and never got a reply. the following day, i moved things around to go take a shower at 2pm and the office was CLOSED! no answer to the phone numbers and the one person that we could contact is in St. George and cant do anything to help us.
5. Laundry room was closed. I count on being able to do laundry on site since I'm on the road for this 2 week long trip. Why is it closed without notice?
6. Request for remedy. I emailed prior to posting this publicly. I asked that they address and remedy the situation and there was no response.
BEWARE of what you're getting here. its expensive and is missing the common amenities that an RV resort usually has. Call ahead with your questions and be sure you know what you're getting.

She was so rude! Plus spot we reserved for over booked because we didn't pay the 25.00 lock in fee on top of everything else we paid to stay there. It was very unorganized. Unfortunately I would not recommend this place. Especially to groups of people. It's not very accommodating to be next to your group. Plus the playground they offer and park is old and crusty and not the greatest for children to be playing on without getting hurt and tons of garbage in piles and outhouses for a bathroom.

We stayed here for 8 days in a Premium Back-In Site for $50 a night. On the website when go to book it says back-in site, concrete pad which it makes it sound like you are parking on concrete. No, you will be parking on gravel. The concrete pad is (4X5) in the grass. The concrete doesn’t match up to the RV door because your electric box and water are located behind your RV (and not on the side of the RV). You have to pull the RV further back in the spot to make sure your cords and hoses are long enough. The sites Do Not have sewer. The RV park provides a dump service for a charge ($15 if you want to dump yourself or $50 for a service man to dump for you).
If you book on the website. They will want to charge you $20 to be able to hold your RV spot that you requested. We bypassed this and just hoped that we would get the spot that we requested. Yes, we got the spot without paying an extra $20.
Once we checked in they told us that since we were staying 8 nights that we would be charged for electricity at the end of our stay when we check out, we had to pay $15.
If you check into the RV late pasted 8pm. They will charge you $50.
They offer WIFI but, I couldn’t ever get it to work.
RV Park restrooms are porter potties. Yes, the ones you would see at a outside sporting event.
The water that comes into your RV has a very strong bleach smell to it. Water pressure averages 40 psi. You will share the water connection with your RV neighbor.

New ownership took over this year and is trying to update the shop and laundry (the laundry was not functional when we stayed). Small playground for kids.
This location is setup to make money first and foremost, most likely to improve the property in the future. As it stands, it’s so-so.
