I think most of the reviews are misleading about this place. If you have never spent time on the Texas coast you got to know a few things. I think most of the reviews are misleading about this place. If you have never spent time on the Texas coast you got to know a few things. The mosquitoes are big and numerous, it can be hot, humid and breezy even in the winter. I always joke that “even plastic can rust down there” but in all truth even stainless steel rust down there. So I say this because you get a lot of rusted out junk that is not appealing to the eye, however this park was very clean. The city of Portland is not necessarily a ideal tourist destination but we stayed there to avoid the beach crowds and it was successful.
So about the park yes some spots are tight we stayed in 25 and it was small but we have a small trailer and made it work. We were not there to hang out at the trailer or park, we were there for the Lexington and Aquarium which this park gave great and quick access to. They do have some really nice large pull through spots available I think they were numbered in the 70’s. The pool was not big but very well maintained along with the rest of the property. The staff was very polite and the park has rules in place to keep it quiet and peaceful, like making sure young kids are watched by the parents. I did think check in took a little to long but they spent a lot of time making sure you understand the rules.
Overall I would say I’d go back to Sea Breeze it was a great experience although I would request a different spot.
DannyM would stay here again

The area is extremely scary. There is absolutely NO WiFi. They told me to go to the laundry room to try to access some. It was a horrible experience and I would never stay there again.

The location is good. Although there are branches to watch on the road in and at the entrance to the park, they are located right on the bay. It’s got a beautiful view and you can see Corpus Christi from across the way, which is neat. Due to the location though, bring bug spray! We got eaten up by the mosquitoes even with bug spray - they are huge and there’s a ton of them!
The spots are another beast though. We have a 40 ft class a and we weren’t sure we were going to fit. They are skinny and short. We barely fit our rig and truck in. The spots put you very close to your neighbor. Probably the closest we’ve ever been. And the ants are terrible. We ended up having an infestation of fire ants in our water bay that we’re currently trying to get rid of. There are ants all over the park. Be careful where you step and bring diatomaceous earth and fire ant killer to sprinkle around.

I never stepped foot on this property but after trying to cancel reservations due to the Corona virus and my family member suddenly being placed on life support. They tell me that I will receive $20 out of the $240 that I paid. Nice way to treat a person during national crisis, family member in the hospital, and retired military. I would not waste your time or your money, they don't care about customers under extreme circumstances.

Located across the bay from Corpus Christi, Portland is a small community but has most standard grocery stores and small shops. For any real shopping or restaurants, you must go over to Corpus Christi.
The check-in process is easy and straightforward. The staff is friendly, but there is a fair amount of paperwork and rules to go over. There is a nice walking track and dog run area around a lagoon, and our site had a great view of the Nueces Bay.
The sites are gravel with grass in between, and sites are very close together. Most sites have a palm tree and a picnic table. Most are back-in sites, very few are pull-through.
This Park serves primarily Winter Texans, and most of the sites are permanent or semi-permanent for winter. There are areas for temporary stays, such as ours, but most folks stay here a long while. The community is very friendly and encourages gatherings and events.
There is an outdoor pool, hot tub, community room, laundry and guests are allowed to use the community kitchen area to cook if necessary. There is internet available throughout the park, but it isn't very fast. They were clear about that when we checked in, so we were not surprised by this.
If you visit the area, do take the tour of the USS Lexington, in the bay at Corpus Christi - very interesting! The Texas State Aquarium is also a great visit!
We stayed at Sea Breeze in a 40 ft motorhome.

I had 6 packages totalling $585.74 that were delivered to the office. Not one of them ended up in my mailbox! The office refuses to do anything about it! I would never stay here again!

This review is solely based on my interaction with staff upon making the reservation. The assistant manager Lori is very unprofessional and not courteous at all. In fact, she is down right rude. She talked over top of me, interrupting me continuously, as I was trying to explain the difficulties my mother was having in missing them to give her credit card number. She was not interested in listening to anything I had to say. I asked to cancel my reservation and she was HAPPY to do so, but smugly advised me of the penalty if I did so. After much frustration my parents and I are now booked, not in spots next to one another, but booked none the less. Neither of us are excited about this trip, but since my reservation was confirmed and paid for (for only a day I might add) and would result in penalties if I cancelled we are going. I requested to speak to the park owner Mr. Shuster (if that is even his name), but was told they could give him a message, one that I am sure would not have been delivered. I haven't even stayed at this place yet but I am certain it will be the last. First impressions are crucial and they blew this one.
