Overall Rating
Class A coach park. Very clean and organized. Most all coaches here were high end pushers. All sites are cement and grass. Very neat and trim. There is some road noise but not bad. Each site has a small storage shed and a covered patio.

Overall Rating
Small (only 27 sites), very nice Class A only resort Includes water, sewer, electric, trash pickup, WiFi, Cable, complimentary breakfast 3 days a week, Pot Luck, concrete drive and pads. Each site has covered storage and outdoor table with chairs. Some of the sites are owner rented and there will be some slight differences in between sites. Prices range $65-$95/night. Close to Pagosa Springs, but not walking distance.
