“The Old Saying Location, Location, Location!”

That is all that is going for this location. Sites are rugged at best, angled and sloped, some are level but luck of the draw! If you like tracking mud into your unit. Maintenance of facility sorely needed and upkeep! $80/day should be able to afford to pave or at least gravel.

Upon completing the leveling, eyeballing the sewer dump (which was on a riser so it was over a foot in the air for some reason) made me wish I had declined the site before the extensive leveling. Small travel trailer and truck fit the site o.k., but there was no avoiding having to level extensively. Upon completing the leveling, eyeballing the sewer dump (which was on a riser so it was over a foot in the air for some reason) made me wish I had declined the site before the extensive leveling. HOWEVER, I hooked up 20 ft. of sewer hose (stretched out pretty tight) and connected. Dude next to me was eyeballing it too and we began discussing the merits (or lack thereof) dumping my sewer uphill from his spot in #16. I went to the office and they dispatched a maintenance guy. He too eyeballed it and declared, "That ain't gonna work!" I asked him to get a sawsall and cut the thing down shorter like it should be but he feared termination. He called his supervisor who arrived shortly, and also eyeballed it. He declared that the sewer line was (his opinion) sloping downhill, and there was nothing he could (read: would) do about it until the morning (it was approx. 5:00 p.m.). He said to call the emergency number if things blew. What?
Well, at 0530 the next morning opening the dump valve proved me (and my buddy in #16) correct, and the sewer was sloped uphill. This lead to the arduous and crazy (for a PREMIUM SITE) sewer hose dance which ultimately damaged my hose and outlet valve.
Anyway, add to this that the fire pit was removed (but not the charcoal/ash) from outside the door, and the ONLY thing (other than location) that this place has going for it is all the stuff for kids. For that, I'll give them 2 stars....

Have stayed at over 40 rv parks on this trip and this was the worst park. Not a level site and site are muddy dirt. Maybe if they invested in some stone for the roads and sites it would be better. Have stayed at over 40 rv parks on this trip and this was the worst park. Not a level site and site are muddy dirt. Maybe if they invested in some stone for the roads and sites it would be better. Literally stepping in mud all around the rig. Truck and trailer are full of mud. Site was arose from an open dumpster not even put behind the fence. Facilities are surety and old and need updating. Constant interstate road noise day and night. Over an hour to the Grand Canyon and nothing else around.

This is a nice KOA with indoor pool and spa facilities, which was nice s it dropped down to 3 degrees one night and genera in the low 20s having stayed there in December.

Nice well established koa. Not the closest koa to the canyon but nicer than the closer one and near the train in Williams so that’s cool. Indoor pool, race cars, bounce pillow, etc. Sites were pie shaped, narrow, and most not very level. Nice well established koa. Not the closest koa to the canyon but nicer than the closer one and near the train in Williams so that’s cool. Indoor pool, race cars, bounce pillow, etc.
Sites were pie shaped, narrow, and most not very level. Almost wasn’t able to get my travel trailer (39’) to make the turn the guide in the golf cart wanted me to make to get in… had to back into a pull through site because the space between trees was too narrow.
Clean and effective laundry room, reasonably priced.
Wifi only available near camp store and it was rubbish. Verizon service was awful. T-Mobile was pretty good though. I worked all week on the T-Mobile connection.

They advertise so many fun amenities but the go-carts, jump pad, and pool were all closed for various reasons that did not seem realistic. More like they don’t want to pay people to operate them unless it is a busy holiday weekend. They advertise so many fun amenities but the go-carts, jump pad, and pool were all closed for various reasons that did not seem realistic. More like they don’t want to pay people to operate them unless it is a busy holiday weekend. The sites are unlevel and require heavy duty leveling jacks, our motorhome had to have all the tires on the passenger side lifted off the ground to get level. Save your money. For half the price you can go to the KOA journey up the road, it is way closer to the Grand Canyon and the amenities are the same. Laundry facilities were filthy.

Let me start with the good:

-indoor pool was so nice and we lucked out to be parked right next to it!
-lots of lovely trees
-friendly staff
-easy to navigate
Some cons to consider:
-like most KOAs this one has you packed in TIGHT. This may have been the tightest fit I've been in yet.
-site was VERY uneven. this was the highest I've ever had to pull up on my curved levelers and it made me super nervous. But nothing happened, just glad we had a step stool to help us get in. it didn't look that uneven when pulling in but it was.
I would still stay here. it got quiet at night, was very convenient to both Williams and Flagstaff. You could have a great time just staying here in camp! it is close to the interstate but the noise didn't really bother me.

Very good location, maybe about an hour out to the Grand Canyon. Customer service was not a great experience as we had one yell at us but other than that great place to stay if visiting Grand Canyon with the family.

Pretty park nestled in pines. The sites are tight and quite unlevel. The office staff were extremely nice as was the man that led me to my site. There was a nice indoor pool, but I did not use. It was good to have a fenced in dog area. There was some road noise but not bad.

We stayed here on our way to other destinations on 10/3/20. Wow! Pleasant surprise. The place was clean and the staff was friendly. We stayed in site 76. There is a go art track on site. My son and I had a blast. They provided a pumpkin and carving kit for the kids. Awesome touch! It is a quick 5 minute drive to either Williams or the ... more
We stayed here on our way to other destinations on 10/3/20. Wow! Pleasant surprise. The place was clean and the staff was friendly. We stayed in site 76. There is a go art track on site. My son and I had a blast. They provided a pumpkin and carving kit for the kids. Awesome touch! It is a quick 5 minute drive to either Williams or the Deer Farm Zoo. Both worth a visit. We went to Bearzona Zoo on a different trip to Williams and also worth a visit. We would definitely stay here again.
