“No deposit back”

Watch cancellation terms. Made reservations, had to cancel. Cancelled 6 weeks prior but no refund given. Was told we would get a credit for future, but did not get email confirmation either Guessing it will not happen

Anything goes at this campground…drugs, unsupervised children riding ATV’s, unleashed dogs (pit bulls), rundown and closed buildings, cars coming and going at all hours, police visitations, and litter everywhere! Anything goes at this campground…drugs, unsupervised children riding ATV’s, unleashed dogs (pit bulls), rundown and closed buildings, cars coming and going at all hours, police visitations, and litter everywhere! If this is your scene, check this park out! The photos of the park are outdated and false. There is no landscaping and everything is dead. There is dog poop everywhere. It looks like it may have been maintained by the previous owners, but has fallen into disrepair since. “The Ranch” building, as it is labeled, is closed down, boarded up and filthy. There are mostly full-timers that live here that look like they are straight off of an episode of Cops. I was scared for my life at this park. I would never leave my trailer after dark. My dog and I were attacked by an off-leash pit bull at the park and police and animal control had to come. I have 2 wounds and 2 broken fingers from the attack and my small dog’s injuries totaling over $2000 already. This was our 2nd day here, and we left on the 3rd day with promises of a full refund, to which we have not seen for a month now. I have called the campground now 11 times in the past month asking on status of my refund. Each time I am told by the office staff that the owner has to do it and they will let them know. The least they could have done is process the refund. STAY AWAY FROM THIS PLACE! VERY BAD PLACE! Oh, by the way, there is zero wifi in the campground. That is also a lie on their website.

We had to make a last minute reservation and the office was able to squeeze us in. We arrived and the office personnel were nice. There was no issue maneuvering our 42' 5th wheel through the park. We had to make a last minute reservation and the office was able to squeeze us in. We arrived and the office personnel were nice. There was no issue maneuvering our 42' 5th wheel through the park. We stayed in two different sites; a back-in and a pull thru. Both sites were large and had plenty of space.
The people camping around us were very nice and kind. A lot of people had kids and the kids played throughout the park on the weekend. All of the kids we encountered were respectful. We didn't have any issues with people walking (or playing) in our sites.
Overall, the park was fairly quiet in the morning and at night. The laundry facility was nice. Washing was $2-3 a load and it was $2.50 to start the dryer with 45 minutes and $0.25 to add 15 minutes. Everything worked as expected. The cell service was ok and just enough to have two people on video calls.
It took about 15 minutes to get to Maricopa, 25 minutes to Casa Grande, and 30 minutes to Gila Bend. We would definitely come back.

In early 2019 we spent two months, with no real issues but this year we found out they increased monthly rate plus increased deposit to $250. We left after the month of November, and still have not received our deposit back even when they stated several times that it would be refunded.

Stayed here one night (was hoping it would be several) they take your money and then tell you there isn’t actually WiFi. I asked for a refund and said I would go to another park they said the owner won’t allow it. Poor employees have to run a personal hot spot to run the cash register.
This place is a scam.

This guy is a jerk, first he charged my card for all 4 nights and then when I as for a refund due to Covid-19 reasons, he refused and offered to extend my reservation for another date in the future.
We were coming to AZ for a wedding that had been cancelled due to shut downs from the fear of Covid-19, like everyone else we were scrambling for new plans. I politely asked for a refund due to having no idea when we might come back, again he refused.
I sent an email stating I would pay for 1 night as a cancel fee and refund the other 3 nights, I never got a response from him at all. Normally I would just go to credit card company and handle it that way but due to the dire economy I sat on hold 4 times for over 1 hr and can not get through to them. So, I have filed a complaint with Az attorney general's office and still waiting. I can not attest to condition of the park only to the owner and his arrogance. There are no cancellation policies listed on the website so he makes them up.
Stay away this owner and his park. We Rv'rs must stick together and this is the only way we have.

They advertise that they offer internet. When we checked in, the person ahead of us was told that sometimes people are streaming and it just takes longer to get on. After trying in the middle of the night with no luck, my husband went to the office the next day and the clerk said no, there’s no internet. Why lie???
The morning tgat we were due to leave, our water pressure went to zero!
If you don’t mind a huge dairy down the road and all that goes with it, welcome.
Next time, we will keep looking. There are plenty of good looking places around here

It wouldn’t be my first choice but this is not a bad spot for an overnight stay when passing through on Interstate 8. There are some large dairy farms nearby so, when the wind blows from that direction, the smell can be very strong. If you can get past that, the campground office has a good selection of wine and beer, the laundry room is good, the price is fair and the scenery is good as you’re right on the edge of the desert.

All dirt roads with many FHU sites. It would have gotten a 5 if regular maintenance was obvious. There were almost all of the concrete pads that have, and have not for a long time not been repaired. All dirt roads with many FHU sites. It would have gotten a 5 if regular maintenance was obvious. There were almost all of the concrete pads that have, and have not for a long time not been repaired. This causes many tripping hazards. My wife sprained her ankle on the broken pad the first night there.
Otherwise it was a nice park with many friendly people. With the exception of the birds in the trees near our site (from 5:30-7:00pm every night the sound of the roosting birds was almost deafening.
Otherwise peaceful quiet days spent at the resort

I see some of the older reviews weren't too good. I got a lot of stories that this park has been working on cleaning the place up and making it a more welcoming place. I stayed so long because I had a great experience here. I've made a bunch of friends and plan to come back. The office sells a small collection of craft beer and wine, also other drinks, candy, and local honey. The owner helped me to my site upon arrival and was very helpful every time I needed something.
The park is right on the edge of empty desert so there's decent hiking right from the park, or a very short drive away there's some mountains to hike. There are many sites here, while they are close together, you do have plenty of space at each site. There is a very large cattle farm down the road that does lead to a foul smell from time to time, but it's not constant. Clean bath house, but small. Only one toilet and one sink in the men's room, definitely not big enough. Clean laundry. There's some things that could be fixed up around the park, but it looks like they are getting to it slowly but surely.
10 mile to a casino. 12 miles to town with great grocery store and other shops. About an hour to center of Phoenix. Lots of hiking in the area within an hour or 2 drive time. Tuscon is about 2 hours away. Camp wifi is decent (actually better than most parks), but almost non existent in bad weather.

This Was A Learning experience !!!! ..... I will ALWAYS check out a park if I'm going to stay there longer than a day !! .... I knew it was a mistake --being committed to stay there a Month .... The FIRST DAY we were there ...... no gravel ...... everything's dirt .....We found much better parks throughout Arizona ...... than this SORRY RAT HOLE ..... No one bothers to say that Maricopa County is also the home to around ..... GET THIS ...... 350,000 .... COWS ...... and this Park is 1.8 Miles from the start of it. ........ I have also seen claims of clean bathrooms ........... WHERE ??? ....... Unreal ......... I went into one, and the Sink smelled like someone had Peed In It just before me ...... No Swimming Pool, No Activities like Bingo, Pickle Ball, etc. The "Activities Calendar" is nowhere ........ Look before You Leap ..... and find something better ...... because you don't want to spend any time here. You've Been Warned !!!!!!! ..... To those who are responding as "The Owner" ... This guy was escorted out by the police because he and his wife were being very loud and disturbing the guests around them. We run a nice, family campground and this is against the rules. When others complained to the manager, this man became irate, swearing, calling people awful names, etc. This incident quickly culminated in the police having to be called, and the Carey’s leaving immediately. And they didn’t want to leave! I’d just like to highlight the part where you say you “never complained at all”. That’s right, because there was never anything to complain about. Stay in your trailer park, find a dentist, whatever, but don’t come back here.
