I stayed two nights in September. The grounds are clean, the driveways and pads are concrete and are in good condition, the grass and trees are very nice, the security staff was friendly, and the property felt very safe. The pool looked nice, too, although I didn’t use it.
On the downside, the biggest problem are the costs. My site was $164 per night (almost $187 after taxes). I had to pay a non-refundable one-night deposit to make the reservation. My grandparents stopped by to visit, and it was going to cost them about $16 each to be on the property, and about $11 for them to park their vehicle on the property. I explained to staff that they were only staying a couple hours and were not using any of the facilities, but that did not matter, so they ended up leaving instead.
There were some other small cons that I don’t usually have problems with, but do not expect with the site rates: considerable noise from the highway, the picnic bench on my site was worn and even had a hole in the top, the playground had plentiful spiderwebs and did not appear to have been cleaned off in a long time, and one of the buildings appeared to have been burned out (don’t know when the fire happened).

Over priced. The staff members are very rude and unwelcoming.. we booked 2 nights for Veterans Day weekend. A 40ft spot. On our 2nd day we had friends cruising by our area with 2 9month old babies we invited them to join us for lunch for about an hour or two. A 40ft spot. On our 2nd day we had friends cruising by our area with 2 9month old babies we invited them to join us for lunch for about an hour or two.
We planned for that short time to let them share our spot that we paid for, their vehicle could fit in perfectly without an obstruction to any other guests and all the spots surrounding us were also vacant. Upon arrival they stopped at the entrance and demanded to pay a full night rate, in the process the babies start crying and added stress over the situation.
The park employee requested to pay $44 for wristbands and we're consulting with management if it's ok for them to pay just for wristbands. My friend hand over $100 and asked to park the vehicle so the babies can be deeded and stop crying and say he will park and come back to their office for change of the $100 and to sort out any concern they may have.
2 minutes after his arrival prior to going back to the office 3 golf cart with 3 goons (as security guys showed up with a very aggressive and intimidating approach we're standing at our camp and threat our friend they refuse to allow us to eat and to sort it out peacefully.
My comment on this place that I feel like the management ownership approach is very capitalists and care just for their income and not their customers experience and their security act like gangsters and intimidate their customers.
If you are looking for a place to enjoy and relax this is not your place to be

“Showers suck”

So I can’t believe the showers are mixed with woman and men. Why isn’t the woman and men showers in a different building. Made me feel uncomfortable. I wasn’t able to shower here. Also the woman bathroom is in the same building. Paid for two nights and only stayed for one. Will not come back.

After driving in from Texas and staying in several below-average parks, it was nice to find a park that was clean and with a lot of amenities. The staff was friendly and close to shopping and dining. Sites too close, looking out the windows can only see neighborhoods RVs. Close to clubhouse and wifi just 1 bar. Way over priced park. Only thing good about it is walking distance to beach.

This was the highest price campsite I have ever stayed at. When I made the reservation the only spaces available were premier sites or non hookup spaces. This was the highest price campsite I have ever stayed at. When I made the reservation the only spaces available were premier sites or non hookup spaces. I chose to go with the Premier side and my aunt and uncle also booked a site. Immediately upon checking I was handed response and told that we had to wear them or we could be fine $30.
I drove to my site which was actually right at the entrance of the park. We were directly across from the kiosk where and employee would greet everybody coming and going. There was no peace or privacy. We had planned on hosting dinner but quickly decided to eat out and not at the campsite. The constant flow of vehicles, gas fumes and noise would’ve made it impossible to actually enjoy ourselves.
On Friday night they played a movie. I think that’s a great idea and fun for many people. It was next to the building where you check in and the store. The volume was so loud I could hear the movie five campsites down.I went to my aunt and uncles campsite which was three spaces away. We sat outside and had to talk so loudly to each other in order to compete with the movie sound.
There was a parking lot light on my campsite at nine. It stayed on all night and Illuminated the entire trailer and grass area. Again I was unable to enjoy sitting outside. It was so bright and I felt like I was on stage ready to perform a song.

I requested one of their "best sites" after teaching virtually for over a year... we needed a great vacation. The gal said they were getting 6 new premiere sites... not even on the map yet. I said pick the one you think is the best... needless to say, we were all the way in the back, and yes, there was a concrete slab, but we had to make our way thru the muddy, nasty grass to get to the slab... not trash or bathrooms in this area. Paying $180.00 for this new "premiere site" was INSANE. we left our site today, at 5pm to go visit friends close by (because of all the fees they wanted to charge us for our friends to come in to visit) and when we got back at 10pm (quiet hours are 10pm_8am) there were vehicles parked all in front of our site, a large group drinking, being loud, kids running around screaming, and we had to wait a good 20 minutes for someone to move their car out of our area. How were they ALL allowed to bring their cars in and park? Where was every person's wristband in that large group... that we had to have to get back in to our site? Forget the fact that they had a dog that kept barking. It is 11 30pm and they are still outside drinking and making noise. These sites should not be called premium or premiere. I feel cheated, and robbed of a nice, fun, relaxing vacation... and yes, I called security twice... they tried, but nobody wants to piss anyone off. My special needs son has been trying to get to sleep, but cannot with the noise... I feel like I was robbed and there is nothing I can do about it. I am going to see if they can move us tomorrow... but I doubt they really care, especially since I will never be back. Should have stayed at Pismo! STAY AWAY... SAVE YOURSELF FROM DISAPPOINTMENT AND WASTING YOIR MONEY.

If loud music, tons of kids and cramped spaces are your thing, this is the place for you. We don’t typically stay at these sort of theme-park like RV parks, but had to book here as a last resort. So, we kind of knew what we were in for. Yet we were still surprised to find that it was impossible to back into our space without asking our neighbors to move their vehicle and for the resort to open a gate. Even then it was a tight squeeze.
Also surprising to learn that we had to share a power pedestal with one of our neighbors. And if one of you doesn’t have an adapter for 50amp then you’ve got to rent one from the resort for $50. This is not something they alerted me to when making the reservation.
Only positive is the park’s proximity to downtown Ventura and the beach.

Typically high-end camping resort. During our stay, some amenities were not included due to Covid. However, we still had to pay full the price! Typically high-end camping resort. During our stay, some amenities were not included due to Covid. However, we still had to pay full the price! Not a big deal, but you would hope for $100+ a night that you would get some nice perks! We were not able to use the "included" wifi as we were "too far from the clubhouse."
Park is well maintained and has nice scenery. Downfall, freeway noise, and the spots have limited to no privacy. Bring a wifi booster and stay near the clubhouse if you rely on wifi.
Park makes you wear a wrist band whenever you are outside of your campsite. There is also security that sits at the front gate. I appreciated the sense of security, but I did get annoying as they stopped us every time we pulled in.
Would I stay again? Well if there weren't any other options, I would consider it. A premium price point should come with premium amenities, the only amenity that we were able to take advantage of was the proximity to Ventura.

Stay here only if you prefer:
1. Rude aggressive entrenched senior staff - just a completely awful experience!!
2. Zero accountability to custom satisfaction - campers are a nuisance to them only
3. White privileged Trump-loving ownership and managers
4. Extreme freeway noise & pollution 24 hours every day - exhaust smell + road soot covering everything on grounds
5. Horrific smelling bathroom facilities - have to wear your COVID mask to go inside
6. Absolutely NO REFUNDS of any kind not matter what they say - read other reviews, these people are thieves...
7. Flies everywhere on grounds - difficult to even be outside your trailer
8. Kids running rampant everywhere with no supervision, probably because many adults were sloppy and drunk
9. Very "local" kind of vibe - certain "type" of people are welcomed, others not so (recall Trump)
Save yourself a lot of money, hassle, disappointment and disgust and dry camp a couple nights at Emma Wood state beach - you'll be a much happier camper!

“Very Bad News for Travelers”

The Better Business Bureau Accreditation and Rating is "F." The staff and management are only about getting your money...one way or another. Fellow Travelers beware! This is a description of our experience. Don't let this happen to you.
We contacted Ventura Beach RV Resort on 01/08/2023 to secure a reservation for 01/16/2023. The Resort guaranteed a site in exchange for their $175.46 reservation fee. Upon arrival we found the entrance blocked. When we called, the Resort told us their grounds had been closed for over a week. We asked why the Resort had not informed us and how they planned to accommodate our reservation. The Resort did not address our concerns nor give assistance. The Resort refused to provide a refund, only a conditional credit with one year expiration.
The crux of our dispute is that we did not cancel our reservation. When we made our reservation, the Resort did not disclose that officials, four days earlier, mandated evacuation of their campground for the foreseeable future. This is devious behavior. If we had been duly alerted, we would not have made a reservation for 01/16/2023.
On top of that, the Resort did not notify us of the longstanding inundation of their property. The Resort’s inaction is neglectful and demonstrates a heartless attitude. Only after we initiated contact upon arrival, did the Resort inform us that they would not honor our reservation.
To summarize, at no time, did we express or infer an intention to cancel our reservation. We do not have any culpability for the Resort’s cancelation of our reservation. We dispute the perverse, underhanded, and imprudent application of the Resort’s cancellation policy.
