Arrived after staff left for the day and was greeted with an envelope with my last name, the site number to pull into, and a smiley sticker. Envelope enclosed a map of the RV park with a mark up of where we needed to drive to pull into our spot along with the local amenities and the invoice. Host was very friendly and was able to retroactively apply Sam’s Club discount after the fact due to an accounting error. Site was very clean and quiet with a decent gravel patch for settling the rig and a designated location for dogs to relieve themselves. Utilized the full hookups with no issues and had a good amount of shade during the warm day. Decent bit of wind blew through during the 3-4pm timeframe but wasn’t disastrous to our awning. Recycling and trash receptacles are at the front of the property so it was a bit of a walk from our site but was laid out well. Nearby Mexican restaurant was fantastic with delicious food and great service. Distance to national park is decent with a good commute and was able to visit most places on the mesa without burning through the whole day. New dog area at front of property currently under construction but is nearly ready for use. Would stay here next time I pass through Cortez; fantastic nook in town with good proximity to mostly everything in the area.

The park overall is nice and it’s nice how many trees there are here. BTW Starlink does work here if you can find a clear spot to mount your dishy.

Obviously there are no rules here. The laundry and showers are clean and nice but it had more of a trailer park feel than an RV park. At the end of a long day of driving, I don’t want to feel like I’m at a dog kennel or a construction site. 😕

We spent a night here on our way to points farther west. We also have relatives in Cortez so it was a great location to visit them. Everything is close by and a restaurant is within walking distance right next door. Be careful entering the park from the highway as there is a bit of a steep grade down and some trailers might hit bottom. I was really not looking forward to leaving in the morning by the front entrance but they open a gate on the backside of the park so you can get out with no issues. It worked great as I could go up the next street over where there was a traffic light to make things easier leaving.
The park is treed so most sites have full or part shade. That would be most appreciated in the summer as it can get a bit warm there in the summer. The hookups worked fine but the sewer was located in a odd spot on our site. It was actually behind and a touch uphill from the trailer. I had to use my extension hose to reach and it took a bit in the morning to fully drain my line. The site themselves are nothing special, just gravel and maybe just a bit more space between the campers. Our pull through site was fairly level so it took a minimum of blocks to level our trailer.
Check in was easy and host was very friendly and accommodating. In fact everyone was friendly and helpful. My hats off to a good staff. Overall the park was very clean and actually quieter than I would have thought for an urban park.
We would stay there again.

It is basically urban..right in the middle of town..but that also is its biggest plus..convenient to everything and a few miles from Mesa Verde.
The owners do a great job of keeping it immaculate and the gravel sites are well leveled and have a picnic table.
There are trees but not really dividing the sites, but it is still a fairly unattractive urban park.
There are also a lot of permanent campers.
The dog park is a joke. Unenclosed bit of dirt.
The back sites abut a road and are noisy. The middle sites are close together.

Just stayed one night on the way from Southeastern NM to Moab. Was very convenient to checkin with great camp hosts and quiet neighbors. Pull-thru sites allowed us to keep dinghy attached to Class C.
