Our Extra Long Full Back In Site was long, but very sloped so we couldnt use the full length. As it was, our normal extra 8 inch step needed to be 16 inches to reach our rigs step. The site was already very narrow, but because of the cable box placement and tree limbs hanging over the site, it was at most 165 inches side to side. The picnic table was placed at the back because there was no room for anything but slides. So when the description says room for slide outs, it means that there wont be room to walk around your rig on either side. It was also very sloped side to side.
Pulling into the site, we had to use the opposite site and our neighbor next to us was kind enough to move their truck so we could have room to back into the site because of a low, overhanging, thick branch. While we were trying to move into the site, a staff member pulled up in a golf cart and from the other side of the road, yelled Is he going to hit the tree?while I was trying to prevent our rv from hitting the tree while I was standing close to the diesel engine because there was no room to maneuver in the site.
If you want room for more than just your slides, reserve site 9.
We used the dog park once because it smelled so bad. Both dog parks are covered in turf instead of grass or pea gravel. They both smell like old poo from 20 feet away. I didnt go into the playground, but that was right next door, and I can only assume how bad it smelled.
Most of the views are blocked. The pool and spa were nice, but small. The staff was nice.

The good - location. The bad - where do I start? The wi-fi was useless, even though you could see the wi-fi antenna from our site with nothing in between. The good - location. The bad - where do I start? The wi-fi was useless, even though you could see the wi-fi antenna from our site with nothing in between. Two iPhones, two iPads, and one Dell laptop all had the same result. Wi-fi signal would fail several times in each 5-minute span. The trash dumpsters were overflowing the last two days we were there. Sites were so close together that we could not access our utility or cable connections due to the next door neighbor's slides. Made our reservation months in advance, and they still put us in a 30-foot space, knowing that we have a 35-foot rig. Lippert auto-level quit trying to level us after several minutes of trying. Never did that before, or since.

We loved this RV Resort..!! Perfect location to see everything and the pool and hot tube made the trip extra fun. We didn’t have no one on either side of us so the site seemed perfect.

Showers, pool, hot tub are new and very clean. Yes, the sites are narrow but it’s Moab and space is hard to come by. We rented a spot for our 20 ft van. With tax it was $90. Some people near us had room for their trailer to be next to their car - so just wide enough for that.

The sites are very close together. All gravel. The shower rooms were very good. The people were very nice.
I did not take any photos but the ones shared here do not look like the place we stayed at. The trees on our row were about 5 - 6 feet tall.

Noise: Right off of the main road so continuous noise from it. Just something to be aware of for most Moab RV parks.

Seems like a pretty new park, mix of sites for tents, vans, average RV and big rigs as well as sites with good shading and more with full sun. Seems like a pretty new park, mix of sites for tents, vans, average RV and big rigs as well as sites with good shading and more with full sun. But they are planting more trees (for shade 5yrs down the road) and were putting in street lamps while I was there in late October, 22. Pool, hot tub and laundry. Quick access to Arches and Moab. Sites are narrow (think KOA) and close together but so were two other RV parks I stayed at in Moab. Decent wifi included in price (don't upgrade, standard speeds are good enough for streaming). Only negatives for me were: 1) showers, while aesthetically pleasing had poor water pressure (I tried several) and floppy unsecured sitting stools, but we've all seen worse; 2) ATVs coming and going can be a little annoying.

Sewer ended up further back due to where we needed to park, had to use an extension hose. Not sure of the need to remind us 5 times of when checkout was! Park served a purpose but we will look else where next time.

Had a good stay here. Park is being redone with new gravel and hookups. It was nice, Sites are pretty narrow so not a lot of room for even a table. Had a good stay here. Park is being redone with new gravel and hookups. It was nice, Sites are pretty narrow so not a lot of room for even a table. Some sites have nice big trees and some are brand new trees so missing some good shade right now. Moab can get pretty warm so it is nice to have the shade! Brand new pool and spa and they are working on the other amenities. Stayed here under previous owners, and while it was aging it was much more affordable and still nice enough that you enjoyed your stay. With the new pricing, there are a number of other RV parks that are just as nice or nicer that they are now competing. There are fees for everything (like flying these days!) The rate advertised will be increased if you want to pick you site and lock it in, if you have additional people and so forth so watch as it adds up. Our night price was over $100 when all was said for our family of 6. Some of the site are rather tight and saw a number of people struggle to get into their site and some of the taller units ended up hitting trees trying to get into their sites.

Sites are gravel, but level. Staff were always cleaning and the shower house was clean but not enough hot water. A great base for Arches and Canyon Land National Parks. The park has some shade which really helped us out as it was really hot while we were here. They also have a nice pool and dog parks. The park has good WIFI as well.

Awful experience! 20 Hours priori to my arrival they send me an email stating about some of the inconvenience that I could have, fine, what is done is done! 20 Hours priori to my arrival they send me an email stating about some of the inconvenience that I could have, fine, what is done is done!
Once there they escort me to my spot, a car is parked there and I have to wait 20 minutes, fine, no big deal.
He place is literally a construction site, with heavy machineries, pipes, dust and trenches. My sewage hookup is taken by the neighbor, the grill and the table are missing and the space is so tight I can’t even open the awning, fine, I ask for help but nothing happen for the following 45 minutes. So I just decide to find my own solution, I move into a free spot and I communicate it to the guy, and guess what? Now “help” arrives! The owners (lady, gentlemen and their son) they try to find a solution trying to justify themselves but I si ply remark them that I’m not moving, I needed help before!
In all this internet doesn’t work! Zero, zilch, nada: “oh they cut the cable while digging” what a joke, and they obviously wait last second to tell you, zero communication. I finally setlle but of course I’m not happy of the whole scenario and I decide to stay just 2 nights instead than 3, so I ask a refund (they claim instead they gave me a refund for my inconvenience).
During the day guess what? Water is missing, shut down because of the works in progress, which could be understandable, but is not acceptable the lack of communication, no one said anything, not even a posted sign! I complain and water come back after another 45 minutes. It doesn’t finish here.
2 rv arrives at 10.30 pm, fine, I actually even helps the group of people with hookups. At 11pm they started bbq, and having loud conversations till past midnight, obviously no one in the property there to let notice the happy group about proper behavior.
The morning finally comes, 7am and I can’t wait to leave, but guess what?
Water is missing again, I simply ask how long it will take and I get a “5 minutes” answer, the property tells me “they don’t tell us what they do” (can you imagine?what a joke ) 1 hour passed by and I’m fed up, I can’t leave because I can’t take a shower and I can’t dump my tanks, I’m. Ask ally hostage. Im pretty upset and so my is neighbor and other customers too.
I go and try to be heard, things escalated, with the owner getting pissed off because I simply tell them how everything is a joke, he even try to get aggressive and physical “inviting” me to go to his house to confront him (what a genius), I simply shout at him that I’m there waiting for him!
The fun part is not done, he actually call the police on me, seriously, what a joke (he is a joke and his place) police officer came and we had a civilized discussion explaining to him what happened ed, even himself told me “he should have just closed his section where are working”.
But being greedy doesn’t let you think, and that’s the result. Those people should have a communication class because they are very poor at it, they lack of critical thinking and problem solving. They should have closed the whole section, dust is everywhere, noise from machines is constant, it’s everything but a vacation! No one told us prior the arrival about the real situation, about internet and about intermittent water. They just send you an email the day before, you can read also other reviews to confirm that, (such smartass) when hey could have sent it at the moment of reservation. Can’t wait to see if they reply and how they reply. I don’t recommend this place to anyone, at all!
I work in hospitality and I travel a lot, all over the world (probably he owner should too in order to understand what customer satisfaction means) and I’ve never seen a place so unorganized, badly conducted and in such conditions! A disaster
