This RV park is a true gem on the Oregon Coast. We stayed at the park for 4 nights in late August. It is located right…on…the…beach. We were at site 82 with a peek-a-book view of the ocean.
There are ocean are several tiered rows of ocean view sites. Almost all are back in sites with some facing the ocean and and other facing away from the ocean. Consider the configuration of your rig when selecting the ocean view sites.
There is a an easy access path to the beach. Big, wide sandy beach that extends in both directions for long walks and an amazing sunsets.

Nice well cared for park with nice restrooms and showers. Close to the ocean! The sites were close together with little to no privacy. Not my kind of park but we did manage to get a space there on short notice.

Overall they do a very nice job of keeping the place tidy including the restrooms and showers. The staff were also friendly throughout our stay. Wi-Fi was the only thing that was spotty, so I’m not sure I’d rely on it in every spot if you were planning on work. Great place though and we’ll definitely be back

We had a wonderful week at the S&S. The location is really good and the beach access and views are the best. We enjoyed Lincoln City with multiple hikes, dining, shopping and amenities. The staff were friendly and you can’t ask for a better view. The beach spots are a little tight but it’s worth it. We were in 114 which will only work ... more

The staff were friendly and you can’t ask for a better view. The beach spots are a little tight but it’s worth it. We were in 114 which will only work for 25’ or less. I highly recommend.

Our first stay at Sea and Sand was over Thanksgiving weekend. It was pretty full but quiet. Talked with a couple of other campers who come here very year for Thanksgiving.
We were on the top tier of the ocean view sites which did provide a great view for our front bedroom (rear dinette) Airstream. The lower two tiers back in to the cliff face so you can only see the ocean from the front of your RV. Works great for motor homes or any RV with a front hang-out area.
The sites a very basic and narrow so the rigs are packed together.
The bathrooms were large, clean, and functional. Beach access is a 5 min walk. We didn't use any of the other amenities at the park but will definitely come here again.

——REASONS I STAYED HERE——
I needed a campground that was between Newport and Garibaldi (where I had campgrounds). I made reservations for this portion of my road trip a month in advance, so campground options were limited. Plus, I don't normally stay at RV parks unless they are a last option because of the expected higher price.

—————PROS—————
→ The laundry facilities were great. I specifically chose site 64 to be across from it.
→ The front-desk lady was nice. She let me know that sites in oceanfront were available in case I wanted to upgrade. (This was early May.) I declined since I wasn't really there for the ocean.
→ I can see why people love this RV park. It feels safe. It's clean and well-manicured. I see complaints about all the rules but I'm sure they exist for a reason. The rules really aren't that bad. But be aware! For sewer hookups, you must have a screw down sewage connection! We only have one of those rubber sewer ends that squishes itself into openings but the connection was secure.
→ The RV park property is beachfront. The actual beachfront sites have one heck of a view. Even if you don't have a beachfront site, you can walk down there and sit on the bench and enjoy the view.
—————CONS—————
→ A quasi-con was that you have to pay quarters to operate the shower in the upper section. The showers down by the ocean were free. I didn't use either shower, though, as I used the shower in my van because I had sewer hookup.
—————OVERALL—————
5-stars - It’s a safe, inviting and well-manicured. It has all the amenities you can need and the property is well situated.

We just got back from a peaceful week at this beautiful RV park. It was clean and tidy, with great ocean view and access. Cable TV was a nice touch when the rain came in. Staff was friendly and the rumors are true, you get free salt water taffy on your FIRST stay. Highly recommend. Already planned our next trip back. WiFi is pretty goo... more

We just completed our second stay at Sea & Sand, and this will definitely be on our annual trip list. Our first stay was in the upper wooded area of the park, no views but great walking path to the beach. Our second stay was with an ocean view, and it was fantastic! Definitely worth the extra money.

Cute park set up in sections that makes you think its smaller than it is. The approach can be confusing, if you are coming northbound on 101 you have to bypass it and take a turnaround lane about ¼ mile up the road because the highway is divided by a grass berm at that point. Cute park set up in sections that makes you think its smaller than it is. The approach can be confusing, if you are coming northbound on 101 you have to bypass it and take a turnaround lane about ¼ mile up the road because the highway is divided by a grass berm at that point. Southbound is an easy right turn in. The park sits on a bluff and is set up in tiered sections. The road in is asphalt, most of the sites are packed dirt or sand on top of asphalt. We were told the last section, three rows which overlook the ocean, usually has to be reserved a year in advance. Which was fine as that section was also rather windy.
We were in site 55, which is the section along the main roadway, treed, right next to the beach trail. We had to go all the way down to the bottom of the campground to turn around to access our site, the road down is also rather steep. The site was one of the few with a wonky angle design and it was a bit of work getting in, our neighbor to one side ended up parking it for us. All the hookups, including the sewer, are at the center of the site, our cable for the TV was not long enough so we cannot speak to that. We were pleasantly surprised to find that it was actually level side to side, no blocks needed.
There is wifi, but deplorably unreliable. Cell signal worked fine. There are bathrooms which we never used, showers as well. Very pleasant little laundry room. The campground as a whole is rather tight and crowded, but pleasant enough. And conveniently located in between Depoe Bay and Lincoln City.

Based on LoganM's review below, I emailed Sea and Sand RV Park. They will NOT permit our converted minivan camper to reserve there. Fair warning to those of you in Vans or MiniVans.
“Unbelievably Unreasonable”

Was traveling through called to make reservations and was excited to stay. The lady asked what rig we’re driving we told her that we were in a Ford camper van and we were promptly told (we don’t let those in here). They would not let us stay in our rig which cost over $100,000 and that is not acceptable to them in the park. These people are absolutely clueless.
