Situated across the road from the Erie Canal and it's long, lovely towpath, this RV park is home to mostly seasonal RV sites with maybe ~25% of the park sites reserved for transient visitors. Situated across the road from the Erie Canal and it's long, lovely towpath, this RV park is home to mostly seasonal RV sites with maybe ~25% of the park sites reserved for transient visitors. Don't let that scare you! The seasonal residents here take pride in their sites with lots of flowers and landscaping. We were also impressed with how friendly the seasonal residents were - always taking the time to give us a wave even though we were transient. This was a pleasant surprise for sure.
The park itself offers level, full-hook-up gravel sites with grass patio areas for transient guests. There is a playground, shower house/restrooms, laundry facility, and fishing pond with a beach area.
We were unimpressed with the front office staff who were not very friendly or accommodating. For example, at arrival, the front desk staff looked at our assigned site and sad "oh, that's a hard one to get into. We had someone hit their rig there a few weeks ago". We immediately asked if there was another site we could be placed in (we're okay at backing out rig, but not experts yet!) and she said "that's where you're assigned." We got into the site okay (with lots of caution and back and forthing), but it was notable that at no point during our stay were the transient sites throughout the park full. We did lose our entry card at some point during our stay, and were a little surprised to have to pay $10 to get it replaced. It was the quality of a hotel room key - but okay, our bad. The person in the front office was very UN-friendly about this mishap, even though we put up no argument or grumpiness about paying for a new card. It was kind of weird. So - just a heads up - try not to let the front office staff get you down about the park (I did knock a star off for these interactions though!)
We LOVED the access to the Erie Canal towpath from this location. A quick walk through the park and across the street pops you directly on the path, which runs from Buffalo up through Albany. GREAT running, walking, and biking opportunity.
The town of Holley is cute. There are lots of farmers stands dotting the roads in the area. Holley Falls is worth a visit.
The Verizon signal at this park is not usable - even for basic activities like phone calls. We did not try to boost it. Starlink worked well from our site which had no tree cover.

We were pleasantly surprised at how much we enjoyed our stay here. We had previously visited this RV Park for an evening to see friends. They were parked in a seasonal site with the usual seasonal site vibe (golf carts, cluttered sites, etc). Since were were staying overnight this time, we got to experience the short visit sites and thoroughly enjoyed it.
DO NOT attempt to arrive at the park by coming northward up NY 24-Hulberton Road and then making a left onto Canal Road. The turn is MUCH TOO SHARP. We highly recommend anyone with a rig arrive via Fancher Road (whether coming from the north or south) and then turn east onto Canal Road. That corner is very doable.
Sites 6, 8, and 10 are superb. They back up to woods and a cute stacked stone fence. There was plenty of green grass to sit on. The pads were gravel, and every site had a fire pit and a picnic table.
In these pandemic times, we opted to pay upfront over the phone. Check-in was quick and easy. Masks were required and the number of people allowed in the office was restricted.
The restrooms and beach were open. But we didn't use either.
The cable TV has 59 analog channels and worked OK. There was over the air television out of both Rochester and Buffalo, although not all networks were present. The campground WiFi worked OK, enough to check email.
Verizon and ATT were both a little weak for data, but usable for voice. In the rig, I put my external antenna on my Verizon jetpack and we were able to stream Netflix with no problem.
While in the area, stroll along the Erie Canal and visit the Lift Bridge in Hulberton. Visit Holley Falls, created from overflow from the Erie Canal. A visit to the Medina Culvert is also worthwhile, the only place you can drive UNDER the Erie Canal.
We thoroughly enjoyed three nights here with friends. It felt good to get out of the house for a few days for some social distancing camping.

Nice activities, spring fed ponds, swim beach and very nice people. Convenient location next to the Erie Canal and a short drive to Rochester. Sites are very well spaced out.

A privately owned RV resort located on the banks of the Erie Canal. The people running it were friendly and the resort was modern and clean. Very nice recreation center and camp store. This campground caters to RVs but provides tent camping to hikers and bikes traveling the Erie Canalway Trail.
I stayed one night when my bicycle broke down nearby. Rate is a bit high for tent camping, but reasonable for an RV.
My stay was in 2015.
