“Close to All But Lacking in Warmth & Amenities”

While we appreciated the distance to downtown Sedona, there are definite drawbacks to this RV park. They are: 1. While we appreciated the distance to downtown Sedona, there are definite drawbacks to this RV park. They are:
- The unfriendly demeanor of the front desk people (noted by several other guests in their reviews).
- The s-l-o-w wi-fi. I mean soooooooo slow. We ended up tethering to our cell phones to do anything, even email.
- The signage everywhere, lest you forget that you might make a noise walking across the gravel. We are quiet and very respectful of our neighbors and have stayed in numerous RV parks where everyone else has been the same. The signage here is seriously over-the-top and it does make it feel like they are doing YOU a favor by letting you stay here.....if everyone had been really nice, it wouldn't have been so noticeable.
- The cost....it's not cheap.
- The lack of any view at most of the sites. Unless you are right next to the creek, the views here are non-existent (meaning you are looking at a fence and/or the RV next to you).
- The lack of restrooms. There is only ONE women's and men's room here for over 80 sites. You will have zero privacy in the bathroom.
There have to be prettier and friendlier places to stay near/in Sedona, so we'll explore more and likely not return to this one. All that being said, you can walk (along a two-lane highway with no sidewalk) to shops, etc., so the geographic location itself is very convenient.

The park is clean and very shady! Restrooms and laundry are great. We enjoyed the park and the location very much and have already booked a return visit. The location is within walking distance to shops and restaurants, and there are hiking trails right from your back door. The only negative - they are so popular that they book up ... more

The only negative - they are so popular that they book up fast, so advance planning is required.

“Awesome site, even better staff””

My family and I stayed here 8 days and used it as a home base. The host was helpful and very kind. She even played “connect 4” with my 12 year old son. The camp house was spotless. We really enjoyed playing ping pong. Lots to see and do in about a 50 mile radius. Don’t miss out on Pipe Springs

While the campsites are decent and the location is very convenient, there is certainly nothing to justify this campground's incredibly high prices. If you read other reviews, you'll see that the people who work at the front desk are known for their brusque demeanor. While we didn't find them to be particularly difficult, they weren't overly warm either. For the high prices they charge, guests shouldn't have to worry about anyone being less than friendly and welcoming.
More irritating were the pervasive rules that this place is known for. It's not just that they have a lot of rules and policies, and it's not just that they plaster those rules and policies on signs covering every inch of the place. It's that the overall tone of all these rules and signs is extremely condescending. They treat their (very high paying) customers like juvenile delinquents who needs to be admonished about every single thing all day long. Frankly, it's a bit insulting.
Additionally, while we were there, there was a huge snow storm that overtook the area, dumping some 12-18 inches of heavy wet snow on the park. The park is known for having a large staff of landscape guys constantly working in the park, and we saw them working away the day before the storm hit. Yet, when we were buried in snow, no one came around to offer any assistance. While they plowed the main driveway into the park, they made no effort to remove the snow in the camping loops, they didn't put salt or sand down to help make walking safer (each day there would be significant melting followed by a hard freeze each night, so walking in the mornings was treacherous), and while they eventually cleared off the patios at sites for incoming guests, they made no effort to dig out those of us who were already there. I don't know of any RVers traveling around with snow shovels and not everyone carries a ladder with them (we offered our neighbor our ladder and help clearing his slides). For the exorbitant prices this place charges, they could have made some effort to help their guests handle a pretty significant snowstorm. At the very least, they should have made an effort to keep the roads and walkways passable and safe.
All in all, we were not impressed with this place and would not recommend it. You could stay at Dead Horse Ranch State Park 20 minutes away for a fraction of the price and none of the condescending attitude.

Stayed four nights. Clean, facilities are great. Hookups worked flawlessly. Sticklers for the rules, but that tends to attract a certain type of camper, so we love that. NO firepits, not even propane. I would stay again.

Kinda pricy. But! It’s money well spent. It’s within walking distance to everything. Showers are fantastic. It’s also on the river.

Easy in and out. We could show up after the office was closed, they left a welcome packet with map, info about nearby sites, the facilities, WiFi and bathroom codes, etc. We wanted a site with partial hookups and although they were booked they gave us a regular spot with the partial hook up price. We could show up after the office was closed, they left a welcome packet with map, info about nearby sites, the facilities, WiFi and bathroom codes, etc. We wanted a site with partial hookups and although they were booked they gave us a regular spot with the partial hook up price. Grounds were very clean and maintained. Bathrooms were heated and very clean. Location is very close to town, some things are within walking distance and is also very close to hiking trails and stare parks like slide rock. We wanted to be close to the state parks and didn’t want to dry camp because of the below freezing temperatures, usually we enjoy boo docking but this was a very nice treat.

This is a very nice place right in town. The campground is well kept and everything is very tidy. They have lawn crews around all day keeping the place spic and span. This is a very nice place right in town. The campground is well kept and everything is very tidy. They have lawn crews around all day keeping the place spic and span.
They must also own a sign company because there are signs everywhere. Wanna know where the creek is? There are about 8 signs to show you. Wanna know how to get hack from the creek (a 20 yard distance)? There are 9 more signs. Also, should you cut through a site to get back? Nope, but there is a sign on every site to remind you. Coming into the place there are literally 9 signs within 10 yards of each other telling you not to park along the road. Signs, signs, everywhere are signs.
The campground has a lot of rules and they don’t have a problem enforcing them. There was even a 80 yr old man riding around on a golf cart yelling at people for going too fast or not stopping fully at a stop sign (he may or may not have worked there). But, this is all understandable in their effort to keep the place nice, which they are doing a good job at. They have a very nice place.
The only downfall is that the WiFi was unstable and very slow, you can’t have a campfire which maybe a restriction from the city.

This site is 5 star for a reason! Beautiful grounds, shaded, lots of grass, next to creek and short walk to town. We walked a toddler and infant and it was quick. Nearby hikes and beautiful area of downtown sedona. Loved it here! #10 site was a bit better then our second site # 2

This is the place to stay. Many rules as described, but well worth it, as this is the best campground with all the amenities and cleanest facilities ever seen. Curfew at 10 pm. Suggest any sites along the Oak Creek river, but others are fine and in walking distance. Easy walk to Sedona shops and restaurants and also hiking trails in opposite direction.
