New, clean, nice views, quiet. Great location and way nicer than any of the other parks in the area. We were going to try a couple other parks in the area, but we liked it so much we extended our stay here instead. New, clean, nice views, quiet. Great location and way nicer than any of the other parks in the area. We were going to try a couple other parks in the area, but we liked it so much we extended our stay here instead. Some rules you’ll need to abide by, but we didn’t mind and liked that it was very quiet and clean and organized. You have to keep your area and rig looking good, which we actually liked as it makes for a nice environment. Really nice pool, it was cold in the winter, but Spa was heated. Gym was a total joke, 2 of the few “handweights” were actually Shakeweights which was pretty funny, like someone who worked there pulled them out of their garage and donated them. Super old treadmill and bike, wish they had spent a little money and made it useable...wouldn’t cost much to make it nice like everything else here. Everything was new here but the gym which was a big disappointment. Nice lounge area and pool table too. Would definitely come back and stay here if in the area.

The facilities at this campground are very new (I believe it opened in 2019) and clean. The owners live on site and were very helpful and kind. The facilities at this campground are very new (I believe it opened in 2019) and clean. The owners live on site and were very helpful and kind. The campground itself is just a few minutes from cute downtown Cottonwood with lots of little local restaurants and shops. It's 30-40 minutes from Sedona. The sites themselves were a bit tight, but had enough room for our 31' foot Class C with our car. The only downside to this campground is that it is perched on top of a hill with no trees - so we were unable to keep our awning out due to heavy afternoon winds and there was no shade, so there wasn't really any way to spend time outside.
For anyone planning on working remotely: the WiFi was essentially unusable. The cell service for Verizon (Visible) was enough for video calls and streaming without any issue.

This is a nice little private RV park. Very new and well thought out. We booked a pull thru but if your rig can fit, I’d book a back in on the back row so you can have a view. We were here during COVID and the staff was very nice the only thing not open were the pool and ‘gym’ ( a small room with a couple of machines). Shower/restroom... more
This is a nice little private RV park. Very new and well thought out. We booked a pull thru but if your rig can fit, I’d book a back in on the back row so you can have a view.
We were here during COVID and the staff was very nice the only thing not open were the pool and ‘gym’ ( a small room with a couple of machines). Shower/restrooms are private and new. There is laundry but weirdly small and only 1 dryer but better than nothing. All the fellow RVers also very nice and friendly.
It’s less than 30 minutes to Sedona and 10 minutes to Jerome. The historic area of Cottonwood while small is sweet with a couple shops, restaurants and wine bars. Again nothing in town was open when we visited so that was a bummer but I could see it’s potential.
Overall a thumbs up on this park. And I should mention it’s a dark sky park so the stars are pretty fantastic!!

For a 1 month stay + electric for a tight, FHU back-in spot: approx. $20/night. This is probably one of the better 'resorts' in the area but there were a few 'dings.' Some spaces are close: we could hear our neighbors talking, their TV playing, their dog barking all day in their absence 😠 and smell their cigarette smoke. (I was surpris... more
For a 1 month stay + electric for a tight, FHU back-in spot: approx. $20/night. This is probably one of the better 'resorts' in the area but there were a few 'dings.' Some spaces are close: we could hear our neighbors talking, their TV playing, their dog barking all day in their absence 😠 and smell their cigarette smoke. (I was surprised how many full-timers are here.) The bathrooms/showers are roomy and private but the curtain liners were funky and often the stall and toilets needed cleaning. Water pressure was lousy. Laundry only contained two W/D and was totally inadequate for 60+ possible residents. Although they have a nice spa, they also have a lovely pool that was unheated during our stay, our greatest disappointment since we like to swim for exercise. No activities and no playground for kids, tiny dog run. Good ATT & Verizon coverage. Otherwise, nice views, good location, pleasant owners, but not sure we'd stay here again.

This resort is fairly new. Has pool, spa, wash/dryer facilities, & rec room. The owners are wonderful people, friendly and helpful. Site have gravel with locking stone patio for your chairs and tables. If you need a bench, ask at the front desk. You can hear the road noise (S Broadway) leading to Jerome and historic Clarkdale but in the evening it's pretty quiet. It's located near the town of Cottonwood & historic Jerome, weekends are full of people, wine tasting, music, etc. 30 minutes from Sedona - roads are easy to get to everything. There is Groome shuttle to Phoenix Airport - make your way to Camp Verde - and it’s 90 minutes to PHX.
Overall, this is a great small resort just outside of Sedona. Off road expeditions, are close by and on the way into Sedona. Propane truck comes every Monday, if you don't want to pull the tanks off and go into town. For drinking water, I would suggest getting bottle water in town - lots of places to fill up. The water in Arizona is hard and silty.
From the south - do not come over 89A through Jerome - very windy road - not suitable for pulling a travel trailer. Make your way to Interstate I 17 - from north or south directions. A good stop over your next trip.

The good news is that this campground has a great location. 20 minutes to Sedona and several other interesting towns very close. This place looks almost new. AT&T cell service was great. Verizon very slow.
Why not five star. You can tell that the owners are really trying and made a significant investment. However, there is little to no parking space in the sites and many of the guest have multiple vehicles. Cars and trucks parked all over the place. My guess is the owner is trying to balance long term residents and the rest of us that come for a few days or a week.

Perfect spot to basecamp for Sedona, Cottonwood. Jerome and Prescott. Bigrig access is fine and we loved the views from the site.
