Please read this review and be WARNED NOT TO USE THIS CAMPGROUND. Upon arrival we received a luke warm reception at check in. After getting the usual map and instructions I noticed the very narrow lane we had to navigate with several parked cars partially blocking the lane. I was told do you’re best and if you have problem come see us. That should have been my first warning sign. Upon arrival at our site, C9, we were challenged to fit a 40’ 5th wheel between 2 very large trees. With the usual audience of neighbors looking on and wondering if they could help we did squeeze in. FYI, no room to stay connected (pull thru). In our process of setting up we noticed the campground to be on the older side especially the pedestal leaning at an angle (should have been our second warning). After setting up we decided to take a stroll and noticed that most of the one way lanes had cars parked blocking them in some fashion!
Cut to our last day. Early to leave at 7:30 am and several cars blocking our exit down the one way lane however we did have a clear shot out the opposite direction. We had asked the one neighbor the previous day if they could move and that never happened. It actually was an easier out with the large trees and blocked cars going the "opposite way" however at that time of the morning there was no other inbound traffic. Several hours later that day I got an email from the campground billing me $400 for a new pedestal!!!!!! No phone call, nothing!!! I immediately called and was greeted by the anything but friendly manager, Sam. After a brief discussion and explaining the morning I as told “too bad we are charging you and have pictures”. I attempted to further explain to “Sam” that this damage was present prior to our arrival and even if by some stroke of lightning I did strike the box, to which I didn’t, there would be damage to my rig and my “pictures” clearly show that. Basically his rude response was we have lawyers and again too bad! Obviously this is an attempt to take advantage of people for their staff being inept. It is a painful lesson to please take pictures before and after at all sites going forward. This is a first for us after 5+ years of RV lifestyle.
Moral of this review is that they simply are a rude, irresponsible and a somewhat criminal campground

Nice clean bathrooms and shower. For The Number Of Campers Here There Could Have Been More Of Them.
Friendly staff. Price was double what another recent reviewer stated. Easy access off interstate.

I’d recommend weekend breakfast at the cafe and church service at 11 AM on Sunday. Lots to do in the area from snow laying in the winter to hiking in the summer as well as a hundred restaurants and cafes to fit any taste

We love the Smoky Mountains and enjoyed this campground as a base for exploring the NC side.
Pros
- kind staff
- pretty creek running along the back
- playground
- mini golf
- nice location
- pretty
- clean
- laundry is inexpensive
- pool and hot tub
- we came in the off season so it was quiet, some amenities were closed for the season
- nice area by the creek to play or sit on swings
- small dog park
Cons
- by a highway but we weren’t overly bothered by it
- sites are a little tight if it was full
- creek side sites aren’t facing the direction you’d think, most have a road and large grassy area. Still pretty spots
- I’d say it’s dog friendly-ish as there are a number of places you’re not supposed to walk.

A creek runs through one side, the highway is on the other and it can get loud the closer you are to the highway side. There’s also a lumber mill across the highway and there is a hum.
The laundry room is nice with 6 washers and great dryers 1.75/1.25. There’s a play area and other things for families to do during the summer season.
Make the trip to Asheville about 30 minutes away. We loved Sierra Nevada and New Belgium breweries and the food there. Boojum Brewery in Waynesville had good beer and great food.
Waynesville has a cute downtown area. They also have 2 grocery stores and Walmart.
We will stay here again.

We accepted that as most RV parks were completely booked. Upon arrival, the staff was very friendly and double checked availability to try and prevent us from having to move sites. We ended up getting to stay in A2 for both nights! This is the perfect location to visit Cataloochee Valley and see the beautiful elk that call it home. The only negative is the road noise, but it's a small tradeoff for the great location.

We had to disconnect and a tree made it difficult to park our truck on our site without impinging on the neighbors. The best sites appeared to be G row by the river. We ended up leaving our truck in overflow parking.
Staff was friendly and efficient. Check in was smooth. As others have noted there is a fair amount of road noise here. My wife noted that laundry was more reasonable here than many campgrounds.
Check out the Boojum Brewery Taproom in Waynesville if you looking for a casual meal.

Stayed here 10/23/19 to 10/30/19. My reported rate includes all taxes and fees. This really isn't my style of camping but I struggled to find anything in this area during "leaf season" that had cell service, so I settled here. It was pretty much what I expected for a large commercial RV park. Objectively I can't say anything bad about this place. I arrived after the office closed and they had left me a packet of welcome documents in a box outside the office. My site was a gravel pull-through that was nice and level and had a picnic table. The sites are definitely close together, but I expected that. This place has all the amenities you could need. I used the laundry facility which was really nice, and the restrooms were also clean and nice. The WiFi was surprisingly fast and I was able to work on it all week. They do propane fills here and the prices seemed really reasonable. As other reviewers mentioned, the stream that runs beside the campground is also really nice.
I agree with the other reviewers about the noise here - there is definitely a lot of road noise. Also some kind of cattle or pig farm smell would hit the campground pretty hard when the wind was right. Overall neither of these were really a big deal for me because I wasn't really expecting peace and solitude in this kind of park. One thing that I didn't really expect, though, is that the park had kind of a retirement community vibe... The crowd is much older and I only saw one or two younger people the whole week I was there.
Overall, if you've camped in these kinds of RV parks you pretty much know what to expect here. For what it is I have no complaints at all, as this provided me with a good location to get some work done and visit GSMNP and Waynesville.

I called and reserved a apartment for TWO nights and when I checked in I did not notice that I had been charged for THREE nights. I went back to the office, the same day, and let them know a mistake had been made, and I was told that the company policy was no refunds. I asked her to call the manager and to let me know, I never heard a response. Today I went to check out and was told about the same policy and I was not able to receive a refund. So beware when making a reservation at this place, they may try to get additional money from there guest without them knowing and then blame the “Company Policy” of no refunds. Not sure they take much PRIDE in putting the customer first! You pay first and if you don’t like the place, or THEY make a mistake and over charge, does not matter, company policy says no refunds. $110 tip and lesson learned!
I will NEVER stay here again and will be sure and let all my camping friends know. The place to stay is Creek Side, which is next door, to this not so prideful place.
Along with the Company Policy ordeal, we stayed in one of the apartments and the bed was HORRIBLE! Sagging in the middle and I had to sleep on the couch for two nights.
