Pikes Peak RV Park is a nice private RV park in Manitou Springs. It is conveniently located to see Pikes Peak, Garden of the Gods, and Manitou Cliff Dwellings. We stayed two nights. Some of the sites are shady, but there are woods and shade nearby. The park streets and sites are gravel except for the asphalt entrance. The park was clean and quiet, and the staff was friendly. Gave 4 stars on cleanliness due to the gravel. Restrooms and showers were clean (did not use shower). Sites are VERY CLOSE together. Amenities include: laundry room, free access to the next door community pool, free Internet, and free high-speed Internet for your smart TV.
Stayed in back-in campsite #18 which was not shady but level. $72/night. It was a gravel site with woods in the rear. There was just enough parking for my 34 ft TT. Had to cram in my truck between my TT and my neighbor. The site included a picnic table on a concrete slab, but it is right on top of the neighbor. Utilities: 20/30/50A electric in rear of site. Had to share the utility pole with neighbor. First tried to hookup to pole next to site #19 on off-door side. He was outside and said that power poles were shared on first-come first-served basis. He already had the 50A so I broke out my 50A to 30A dog bone. Could not plug into the 30A receptacle because it was too close to the 50A receptacle. Fortunately, the guy in site #17 (door side) was using the 30A, so I was able to use the 50A receptacle on that side. There was no water on off-door side. Had to share with site #17 on door side. Fortunately, a splitter was already installed. Not sure if it was his or the RV parks. Good pressure, located in rear of site. Had to use 50 ft. Water hose. Sewer in back of site with 4-in screw-on fitting. Had to use two 10 ft. Sewer hoses.
AT&T had one bar of 5G service. AT&T Speedtest: 62.8 Mbps down, 3.1 Mbps up. Free WiFi Speedtest: 2.1 Mbps down, 1.8 Mbps up. Would stay here again. Recommend sites along the creek. We camped at Pikes Peak RV Park in a Travel Trailer.

We had the best experience. We only had a rooftop tent so not much space was needed. Even though you’re close to your neighbors everyone seemed to either mind their own or be super friendly. We had the best experience. We only had a rooftop tent so not much space was needed. Even though you’re close to your neighbors everyone seemed to either mind their own or be super friendly. The staff was wonderful and the sweetest people. The trail behind the campground is pretty and it’s super close to everything. They have a cute lobby with free coffee and snacks, and the bathrooms are very nice and cleaned daily. We made friends with a squirrel looking for snacks and also encountered a bear about 20 feet from our campsite. The staff helped shoo him off and made sure everyone was safe. Someone showed up late in the middle of the night and one of the workers came out to help them-definitely made us feel safe knowing staff was there to take care of things.

Sites are all back-in and very close to each other. We are in a 16' trailer. Only way to get into our site was to pull forward into the site across from us, then back into ours. This is a ver small RV park within walking distance to downtown Manitou, clean bathrooms and pretty decent Wi-Fi but that’s about it on the pros. This is a ver small RV park within walking distance to downtown Manitou, clean bathrooms and pretty decent Wi-Fi but that’s about it on the pros. Cons: overpriced for a tiny site, no security as anybody can just walk through the park day and night. One of our site neighbors got some camping gear stollen overnight and we think people tried to get our bikes of our racks overnight, luckily unsuccessful. Majority of site were occupied my long term renters.

“A Non Camping Experience”

I made a reservation over the phone, unfortunately I had to cancel 15 minutes later. Knowing that the park policy was to charge me a non refundable one night deposit, I decided to call and ask them to consider refunding my deposit since I had made the reservation only a few minutes earlier. I made a reservation over the phone, unfortunately I had to cancel 15 minutes later. Knowing that the park policy was to charge me a non refundable one night deposit, I decided to call and ask them to consider refunding my deposit since I had made the reservation only a few minutes earlier. I received a call back from a passive aggressive manager with a fake smile behind her poor customer service “skills” informing me I could have a credit for a future visit. I live out of state and am not planning to visit Colorado Springs within the next two years. Her offer of a credit was in no way helpful. My suggestion to this business is to train in the human element of customer service and treat customers with respect.

Pros:
- Location, location, location - RV park has directly access to a walking trail that leads you along a creek to a local playground park and allows you to walk about 1 mile to reach the Garden of the Gods Trading Post or 1 mile in the other direction and you can explore Downtown/Historic Manitou Springs. On location alone, this park gets 5 stars because you never have to move your car/dingy once you get situated.
- Long, fenced-in dog park is available and very hilly, which was great fun for our pup.
Cons:
- Extremely small sites with hookups for water, sewer, and electric in different places than usual and different for each site. We were told that we had to park backward to hookup (which is totally awkward 'sharing' a picnic table with our neighbor). Many other RVs had to figure out a way to snake their plumbing and cords under their RVs to take advantage of the full hook available.
- Office staff was completely uncaring and not empathetic to the needs of any residents or guests. My husband and I experiences this first time, but only after watching 3 other parties be rudely turned away without any help.

It sufficed in a pinch. Site 23 was very tight access. We had to weave through what appeared to be a full time RV area and with the arrangement of sites it presented a challenge to get 25’ of Airstream and another 23’ of truck. We had to weave through what appeared to be a full time RV area and with the arrangement of sites it presented a challenge to get 25’ of Airstream and another 23’ of truck. As an experienced “backer” we got in and unhooked, however when still coupled I had less than a foot between my front bumper and the RV across from me. If you’re a novice “backer” steer clear of this location. Electrical was sufficient. The power boxes were split 50/30.......however the “full timer” in site 22 or 21, I don’t remember which, had their 5th wheel plugged into our 50amp so we were forced to use 30. No biggy since I have our AC’s rigged with easy starts and we can run both on 30amp. But for those of you that must run on 50 be prepared for full timers to be using your 50amp access. I’m sure a call to the office may have sorted that out however they were closed when we arrived. The water......very milky even through our coaches water filter. Suffice to shower with but fortunately we had plenty of drinking water. So did it work in a pinch. Yes we made it work. Would we stay here again probably not.

We stayed on 05/23/2020 that may be why the price was so HIGH! I've never paid so much for so little.
The only amenity was the creek behind the camper with a dead deer in it. The park is ALL gravel and dusty. Road noise all night. The rest rooms had no t/p now I know that right now that is hard to find, but come on!!!
