The staff are very friendly and helpful. It’s in a beautiful area with Mountain views on 3 sides, a creek on the other. The park is well maintained and has plenty of amenities. Cell phone service is minimal but frankly, a vacation is for quiet relaxation so I don’t care. We would definitely stay here again!

Stayed here in early May of 2023. Was able to get a site along the creek that runs through the property which was super relaxing (slept with the window open and listened to the running creek all night long). Site was small and oddly shaped with difficult positioning of hook-ups. There is no cellular service here (Verizon) and the internet is iffy at our site. The laundry facility is standard coin machines and a bit on the expensive side. Showers take a bit too warm up and the facility smells slightly musty/moldy.
My wife works remotely and the internet, coupled with no cellular service, made things very difficult; however, was able to meet with the owner and he was kind enough to set my wife up in the storage room where the wifi router was located. He stated that he is currently investing heavily in updating the wifi across the campground.
We likely wouldn't stay here again for only two reasons, poor cellular coverage and wifi; however, if the campground owner does manage to continue updating the wifi across the campground we would consider staying here again. Especially since he went out of his way to help resolve our issues.

We booked 3 nights but ended up staying 2 more. We switched to another riverside site, which was just as nice. The grounds are very well kept. Laundry room was fine; didn’t use restrooms so I can’t rate those. The only thing that would be helpful to know ahead of time is that site 41 has the hookups on the wrong side for a back-in site. Thankfully we had long enough cords/hoses to make it work. The hookups were right outside our door, but it ended up not being a big deal. It would be perfect for a small motor home or van the could drive in. Poor cell service but Wi-Fi worked fine.

The views are amazing. Most sites are great. Mountain View, and sites along the river are very nice. Large rigs sites, not so much. Staff is friendly. Your phone and hot spot will not get a signal, that goes for local tv and radio as well. Park WiFi, go out of the park, on top of the hill, it’ll ask you to join. It may still work in the park. I would give this park a 5 star if not for the lack of WiFi. Sites are a little close to each other. Gravel road actually has gravel, not dirt. Pagosa springs is 10 miles north.

We stayed here for the weekend to explore Pagosa Springs. We LOVED Pagosa Springs. Charming with conveniences close by. Lots of hiking and soaking in the springs is just wonderful. This RV park is less charming but it has some potential. The riverfront sites aren’t all that premium as it puts you close to the highway. I’d save your money and opt for a back in site (if large enough) close to the cabins. They are treed, green grass and more private. The common bathrooms are gross. Avoid them if you can. The best parts of this park are
The green grass area close to the river
The cabins. We didn’t stay in one but peeked at them they are cute
And the staff is super friendly
They have WiFi but there is absolutely no cell signal so heads up on that.
Travel safe. Namaste!
