There are tons of stationary mobile homes there with lots of permanent porches and even some garages. These are “homes” vs a campground.
No roughing it here for sure. No nice Mother Nature experience, images on line were deceptive.
The man was nice at check in. The roads were OK for big rigs.
For one night, maybe you might be Ok there, we just wanted something else.

This park could use some love.
We had to put up our cell booster to be able to work.

Access to most areas of Cape Cod is pretty easy as you're not far from either MA-28 or US-6. Be forewarned, the nearest Walmart is 40+ miles away, however, there is a great ACE hardware store about 1.5 miles from the campground with a good RV supply section and the folks working the store are very helpful. The only problem we had was the internet service. WiFi is provided by Camplink and it's pretty pathetic quite honestly. While I don't mind paying for WiFi if it's available, I HATE paying for bad service. There were a lot of interruptions and the speeds were ridiculously slow (12Mb/s down, at best. 5Mbps up). The only reason we decided to try it was because we were having trouble with Verizon cell service on occasion. Other than the WiFi issue, we'd stay here again.
Tip: If you're bothered by neighboring music during the day, choose a site other than site 129. Great music, incredibly nice neighbor but during the day he likes his music. We weren't bothered by it at all but others might be.

We stayed from October 1 to October 10, 2018. This campground was used as a part of the Thousand Trails campgrounds that are a additional benefit, if you get the TRAILS CONNECTION (Collection?) for an extra $200 per year (14 day limit for no extra cost after the $200). Campground had great ATT service (25 mbps), and sufficient Verizon service (8 mbps). But the campground had no local over the air TV channels available and no cable TV service (rainy days you need something - and you only have paid internet, or use your own hotspot). Two of three bathrooms functioned well enough with showers, while the third had plumbing drain issues.
Very nice location for access to Nickerson State Park nearby, and the local beaches of Cape Cod, and the Cape Cod rail trail paved bicycle trails (50 miles or more?). Everything costs during the summer season so be prepared to pay serious out-of-town parking and entry fees for all beaches and parks. Was good for staging to travel to Provincetown, and Chatham towns (both must see areas); with lots of museums and public areas. Went to Chapin Beach road as the nearest beach where you can walk two miles no matter what the tide. Also went to Devils Purse beer brewery and they had the most amazing citrus IPA. Did whale watching and visited Truro vineyard in Provincetown area; as well as Cape Code national seas shore. Noticed that restaurants nearby are very high priced and crowded, so be prepared for that also.
