True, it is late September. Campground is full, according to clerk when I checked in. But no noise, except for a distant train, comforting actually, as we heard one often when touring western states. Sites are about 15’ apart. We reserved nearly a month ago as a stopover before attending Tiffin rally on Sunday. Our site has full hookups, all easily accessible. Campground’s free WIFi pegs in around 8Mbps
(We used our T-Mobile Home Internet).

Very convenient to all the sites in Burlington. Sites are very close together, but most of them look out over a great lawn. Short walk to the waterfront on the Lake. Those full hookup sites in our area 114-119 are not level and have very limited turning access. Avoid if possible. WIFI was great. High School construction adjoining... more
Very convenient to all the sites in Burlington. Sites are very close together, but most of them look out over a great lawn. Short walk to the waterfront on the Lake. Those full hookup sites in our area 114-119 are not level and have very limited turning access. Avoid if possible. WIFI was great. High School construction adjoining the park went on from dawn to dusk every day.

Got there in the rain and the grass site had a 1 inch pool of water over the entire thing. The next day was cloudy and cold so the puddle remained most of the day. Just as it was starting to dry we got more rain so we never did get to enjoy the site. Much of the rest of the campground seemed to suffer the same issue. Anyone in te... more
Got there in the rain and the grass site had a 1 inch pool of water over the entire thing. The next day was cloudy and cold so the puddle remained most of the day. Just as it was starting to dry we got more rain so we never did get to enjoy the site.
Much of the rest of the campground seemed to suffer the same issue. Anyone in tents were gone after the first day.
If not for the rain it looks like it would be a beautiful little campground, quick access to a beach and bike path, close to the city.

Nice city park with a short walk to the Lake Champlain Beach. The Burlington Greenway bike path passes through the park. This bike path is in great condition so bring along the bikes. The path has wonderful views of the lake. A small conservation area next door is a nice place to hike. There is water access so bring the kayaks too. ... more

The path has wonderful views of the lake. A small conservation area next door is a nice place to hike. There is water access so bring the kayaks too. Burlington offers plenty of places to eat, museums and thing to do, Sites are under tree canopy but there is no screening between sites. Since we booked late, our choice of sites was limited to those with trees and stumps to maneuver around, definitely not the best sites (avoid 79, 63, 64). The roads to our site were rutted so be careful driving in. Maybe because its the end of the season? While in the open I would recommend site 16 through 7 although 1 through 6 were ok too. I try to book these next time. Our site (#63) surface was grass and needed about 2 - 3 inches of leveling. Sights are very narrow. 30 amp power and water was good. Some sites did pool water after a heavy rain.
Bath showers were warm and with plenty of pressure but could be cleaner, no benches and only one hook on the door. While there were only 3 men's shower stalls for the whole campground I never experienced a wait. Staff were very accommodating when I asked for a different site because I couldn't maneuver around the trees with my small camper. Dump station is easy to access and functional. Would stay here again.

Be aware this CG is not NEXT to the water, there’s no view of anything from the CG. The city park is at the end of the campground after you cross under a bridge. There is crazy bad traffic that drives through the campground to get to the city park on the water. Little kids can’t ride their bikes there because the constant traffic. Als... more
Be aware this CG is not NEXT to the water, there’s no view of anything from the CG. The city park is at the end of the campground after you cross under a bridge. There is crazy bad traffic that drives through the campground to get to the city park on the water. Little kids can’t ride their bikes there because the constant traffic. Also hordes of people come through the campground on foot after the gate closes to the public, until 1-2am walking to the water. There are a few large rig sites 0,1,2,4,5,6,7,8,9,10. Those have sewer and all hook ups. Sites are very unlevel and jam packed together. Many people set up a tent at the end of their space which means the tent is in your space. No amount of jacking up could get us level saw people parked on so many blocks it looked like they would tip over. This campground was used for a COVID/ homeless park during the worse part of COVID. There are bags of trash, old clothing, plastic bags, food containers stuck up in the bushes surrounding the CG. So even if the trash isn’t in your space it’s stuck in the grass around your space. Weeds were mown pretty regularly … it’s not grass, just weeds. Beach was cleaned up daily but crazy crowded. The streets near the CG (like the battery and pearl street) is a big homeless area. We saw people taking a bath in a large fountain in battery park. And at least 10 tents, near the fountain and in the band shell, with people doing laundry in the fountain. This is by far the worse RV park I’ve stayed in, as far as how nice it is. But it’s the only one reasonably priced that usually has openings, except on weekends. I WOULD NOT STAY HERE AGAIN

This campground has been a favorite of ours for nearly 20 years because of its location. The bike path, lake, proximity to Burlington, and everything the area offers makes this an ideal location - think Location!, Location!, Location! But......
The sites are very tight, which just has to be tolerated; the same applies to the traffic from the day visitors to the beach, which goes right through the campground.
The biggest issue over the last few years has the reservation system as the City has tried to streamline the process and subcontract the service to save cost. It is now 2022, and the reservation system is worse than ever since changing to yet another service. The server the system uses simply could not handle the volume of online requests on opening day and it crashed! TOTAL DYSFUNCITON! Even now, in May, you cannot see a calendar showing if there are any dates open. You have pick a start and end date, which will show only the specific dates you enter. You cannot see any open dates that you might be willing to reserve if you knew of them.
It has become so frustrating that is it no longer worth the effort.

Getting to the campground in a large rig is an adventure. Doable, but hold on to your butts! Getting to the campground in a large rig is an adventure. Doable, but hold on to your butts! We're 40' + our towed, and working through the pedestrians, stop lights and signs, and general slim streets of the city of Burlington had me a bit stressed.
After passing through a narrow gate at the entrance of the park, we arrived to site 73 - a narrow kind of awkward end cap water+30A electric campsite. Our campsite wasn't level, but it wasn't ridiculous either. We propped up on blocks and were able to make it work. We did need to use an extension cord to reach our electric outlet - come prepared.
Once we got settled and got used to the idea of being able to reach out and touch our neighbors, we had a nice stay. Our main complaint was our neighbor constantly running the AC on his van, which may have been on its last legs. It certainly sounds like it was on its last legs. But, hopefully, you won't get that neighbor... the neighbor with the very loud AC. Of course, if you do - you will also be very close to that neighbor. It will be loud.
The campground was quiet (other than the whole AC neighbor) for the most part. Typical public park noise.
The best part of this place is its proximity to a rail-type trail and a lovely beach. The beach hosts a little eatery, which also serves alcohol if you're into that. The rail-trail connects down up to a causeway through the lake on one end (you'll to pay $5/way to get to the island by ferry at the end of the causeway), and runs into Burlington about 2 miles along the other direction. The rail-trail also features offshoot hiking trails.
There are full-hook up sites on the edges of the park, which are also close in proximity but don't have rigs in front or behind you.
This feels like a 3.5-star campground - not a great layout, tight campsites, and awkward access by rig and car into and out of town. It's either a 2-mile walk, or a 10-15 minute drive into town - so it's hard to consider this a 'city campground', which often brings forgiveness in campsite layout/size/noise, personally. However, great access to hiking, biking, and running trails, and a lovely beach.

I give this a 3.5. When we first pulled and we saw all the tent campers and trailer intermixed, I had my concerns. But, it grew on me. Everyone quieted down at the appropriate hour. Our site was electric/water. Having the bath house right by us was nice. It gets heavy use and has age. The staff does try to stay on top of it, but it just is always going to have some level of dirt. We used doggie pads to stand on after getting out of the shower. Otherwise, you were just stepping on a wet dirty floor.
The location to the rail trail and beach is fantastic. That is a huge draw for this campground.
The sites weren't great, but with our site we weren't right on top of any one. There are some other sites that aren't so great.
Dump station is on the way out and very easy to access.
Would I stay again, probably if in the area. It is a little tricky to reach as Burlington road system is a bit tight for pulling a trailer.

This campground provided exactly what we were looking for. The Greenway adjacent to the campground makes an easy bike ride or nice little walk (1.5 miles) to the water front in Burlington. A restaurant is right there, or you can hike up the hill to more restaurant choices. The sites call for some minor leveling and yes, they are very close to your neighbor, but we expected that since it’s an urban campground. The full hookup sites are out in the open, but the rest are shaded. There is a big public beach just a five minute walk across the Greenway. We had a relaxing evening with dinner at a downtown pub and sunset at the waterfront overlooking Lake Champlain. I got my laundry done and we were able to take care of some business with the fairly reliable Wifi. The laundry room was basic: two washers and two dryers at $2 each. The bathhouse looked clean, but we didn’t use it. Our only complaint was the size of the speed bumps throughout - way too big for RV’s.

There are mixed reviews on this campground and I can totally see why some people hate it but I'm reviewing my experience. We got in on the big rig back in side. The 1-16 sites are the best. followed by the 106-116 sites. If I could not get 1 of these sites, I would probably not stay here again. The rest of the sites are extremely crowd... more
There are mixed reviews on this campground and I can totally see why some people hate it but I'm reviewing my experience. We got in on the big rig back in side. The 1-16 sites are the best. followed by the 106-116 sites. If I could not get 1 of these sites, I would probably not stay here again. The rest of the sites are extremely crowded, placed hap hazardly and packed.
With that said, this is an urban campground. The location is right on Lake Champlain and the bike trail and 1 mile from downtown Burlington and the Church St marketplace. You cannot beat the location for activities. Seriously, this bike trail is phenomenal. Also check out the causeway bike trail. The downtown area is really one of the nicest little downtowns I have ever seen. We stayed here 2 weeks and could not get enough of this place.
Their free wifi was the best I have ever seen clocking in at over 100mbps. That was not a typo..100. And it was good the entire time, no dead times of the day like most places.
I didn't use hotspots while I was here because of that but Verizon and ATT would have both been quite usable. Cell was just fine.
They have an onsite laundry I also didn't use. Instead, we used Clothes Quarters in Winooski and it was great (clean, good neighborhood, not busy) and avg priced.
Navigating through downtown was doable but I would suggest you take Main St, Right on Battery which then curves to North St. This right turn on Battery is turning onto a 2 driving lanes rather than the super tight 1 lanes which are throughout downtown. Big Rigs will have issues turning right onto 1 lanes here but Battery was no issue. Check out google street view for more detail.
Bathrooms were just fine during our stay and the sites were tidy, noise was not a problem.
