“Not safe. Lock down everything outside or else it will be stolen”

We had our camping chairs and a stepstool stolen during daylight hours when we were away. Reported it to security who told us a manager would follow up but no one did. Disappointing that they care so very little for their customers.

“Expensive And Noisy”

This RV park is conveniently located very close to Corona Del Mar and Balboa Island. The spaces are very small and the big RVs ate put is sites intended for smaller RVs. This place is located at the end often the Santa Anna airport; so you constantly hear large jet airplanes taking off and landing. I ended up wearing my sound cancellin... more
This RV park is conveniently located very close to Corona Del Mar and Balboa Island. The spaces are very small and the big RVs ate put is sites intended for smaller RVs. This place is located at the end often the Santa Anna airport; so you constantly hear large jet airplanes taking off and landing. I ended up wearing my sound cancelling headphones quite a bit. This place also boarders US 1 (the Pacific Coast Highway) and you hear a lot of traffic noise and emergency vehicle sirens.

Great location that's close to best beaches, restaurants and shopping. The park itself is a little dated, but not in a bad way. They take excellent care of the grounds and it's well staffed. Great location that's close to best beaches, restaurants and shopping. The park itself is a little dated, but not in a bad way. They take excellent care of the grounds and it's well staffed. Lots of amenities that I didn't get the chance to use, such as a pool and beach. The laundry facility is nice, it's also great to have a small shop on-site (but they need better coffee *hint*). I will definitely be back. Seems to attract quite a few regulars for a reason. They seem to know each other, so I was a little out of the loop, but they're all friendly and welcoming. Great place for dogs.

Stayed here for 2 yrs in a row, first time in March, 2nd time in April. Booked a waterfront spot for two nights each time. Pluses: resort like setting, pool, jacuzzi, laundry, store, bike & kayak rentals, sandy beach, bay swimming. Minuses: all day noise from OC airport flights, spaces are close with little privacy, super expensiv... more
Stayed here for 2 yrs in a row, first time in March, 2nd time in April. Booked a waterfront spot for two nights each time. Pluses: resort like setting, pool, jacuzzi, laundry, store, bike & kayak rentals, sandy beach, bay swimming.
Minuses: all day noise from OC airport flights, spaces are close with little privacy, super expensive. For the price you would think that on site trash pickup would be a perk. It’s not. Pretty much the only RV place to stay in Newport. The nightly rate varies depending on site, day of week, time of year. You need to call to get the actual rate since it’s rather unclear from the website. Also, the following taxes are added: City TOT TAX, CA TBID TAX and an OC Charity tax, whatever that is! So my total cost for a beachfront site for Saturday & Sunday nights was a whopping $498.55. Yikes! If I do stay again I’ll book a non-waterfront site.

The sites are tight from side to side if you have one with a concrete pad. Our rig is just a little over 8' wide and it was a tight squeeze! Those with side outs should not choose 1201. There are chainlink fences between the sites. On the weekends it is pretty full and then empties out during weekdays. Boat rentals and beach movies are... more
The sites are tight from side to side if you have one with a concrete pad. Our rig is just a little over 8' wide and it was a tight squeeze! Those with side outs should not choose 1201. There are chainlink fences between the sites. On the weekends it is pretty full and then empties out during weekdays. Boat rentals and beach movies are only on the weekends, so it's BYB (bring your own boat) on the weekdays. Price is reasonable for Newport beach and the amenities (laundry, pool...etc) are nice and clean. From 7am to 10pm the park is in a flight path from Santa Ana airport, so there's a lot of airplane noise, especially in the morning.

There are chainlink fences between the sites. On the weekends it is pretty full and then empties out during weekdays. Boat rentals and beach movies are only on the weekends, so it's BYB (bring your own boat) on the weekdays. I'm really not sure why people like these types of places. It was an incredibly tight RV park with cramped spaces where you're right on top of your neighbor. Pretty typical of California RV parks. I'm really not sure why people like these types of places. It was an incredibly tight RV park with cramped spaces where you're right on top of your neighbor. Pretty typical of California RV parks. Large pickup trucks blocking the way, very noisy, and when we were there it was a mix of questionable nosy people and others with luxury motorhomes that looked like they've barely set foot outside of them to enjoy any semblance of nature. If you're into that, cool. To each their own, but this place was a rip-off.
Never again.

Very tight site that was covered by a tree with yellow flowers. I didn’t realize the problem this would cause with sap and flower buds stuck to our trailer. Our rig look like it was tar and feathered and took over 3 hours to clean with a power washer after we returned home. Not worth the money and hassle.

Enjoyed the atmosphere.

I have also never seen such a cramped place. It felt like a tailgate party for a kids little league tournament. I could reach out window and practicality touch 3 RVs. I have also never seen such a cramped place. It felt like a tailgate party for a kids little league tournament. I could reach out window and practicality touch 3 RVs. We couldn’t fit the truck on site of our tiny 22’ trailer. There was herds of kids up and down the road. Parents had tables and chairs in street with music blaring. We couldn’t take it and left a night early. Please know what your getting into. There is lots of amenities and a great location but not worth it, especially for the price.
