I cannot say enough about the Mission Bay RV Resort. Although we needed to leave early due to a family emergency, the time we spent at the resort was EXCEPTIONAL. I cannot say enough about the Mission Bay RV Resort. Although we needed to leave early due to a family emergency, the time we spent at the resort was EXCEPTIONAL. We were in spot 28 and it was close to the resort amenities, as well as, the bay. The cherry on top was the STAFF. From the first phone call with John to the interactions with Nancy...just super. The cherry on top was the interactions with Teresa, Jeffrey, Tom, Doug, Tamara and others at the security station. We just cannot say enough about these individuals and how great they were. They enjoy their job and it shows. The grounds were impeccable. Thank you for the great memories and we can't wait to have many more to come in future years. They have a customer for life. ❤️

“NOT an RV Resort. It’s a Parking Lot. ”

This place is a parking lot, NOT an “RV RESORT”. First, we checked in and where told the wrong site number. We backed in our 40ft 5th wheel then were told we had to move. This place is a parking lot, NOT an “RV RESORT”. First, we checked in and where told the wrong site number. We backed in our 40ft 5th wheel then were told we had to move. The site we were told to move to could not accommodate the size of our rig. Luckily, a couple in a sprinter van saw our frustration and offered to trade us sites as theirs was bigger than ours. Next, as I’m taking trash out of my truck, a 2023 Ram, I heard a loud thud. A drunk lady on a bike hit my truck, fell off her bike and lacerated her forehead to the point that her eyebrow was hanging down. I went to get a first aid kit, and when I returned everyone in her party was gone. I contacted security to try to get her name or site number. I was told her husband took her to the hospital, but nobody knew what site she was in or even her name. Two days later and still no name or site number. Then, I get a phone call this morning telling us we have to move sites because the site we where in could not accommodate a rig our size. Weird, it’s been fine for two days. Now I have a truck with under 2000 miles with two dents and a scratch within two days of being here yet no one will take any responsibility or help to identify the person who did it. If you enjoy a party environment and don’t mind the condition of your equipment, you will be fine here. If not, don’t book here. We were told last night by someone who is a long term resident that they call it “The Jungle”. Needless to say, we cut our visit short and booked at the KOA a few miles south of here. THIS IS NOT AN RV RESORT!

We were here in October and it was still packed. Spaces are small and you will hear your neighbors snores. Staff was not too helpful. A lot of long term campers. Many sites were messy. The beaches are very small and dirty. For the price you pay it is very disappointed

Great place to stay the dog area by the bay front is the worst area we have ever seen. Need to upgrade. Especially for the price you pay for bay front. Also wi fi was a little sketchy.

We were visiting family in the area for a month and this was one of the places we booked. Out of the 5 we stayed at, this was our second to least favorite. Way to crowded and loud. We were visiting family in the area for a month and this was one of the places we booked. Out of the 5 we stayed at, this was our second to least favorite. Way to crowded and loud. The only thing it had going for it was the location, sunsets, and Sea World fireworks. We did happen to cruise through the more well known Campland on the Bay, just down the road and that place was even worse. They definitely try to stack as many spots in as they can, and check-in at the end of a holiday weekend was “interesting”. You have to weave through the narrow roads with kids on bikes all over the place, not paying attention.
If you don’t mind paying a ton of money to party and hang out on a dirty side of the bay. This place is for you!

The spots are clean, it’s nearly got it’s own private beach on the bay and I don’t even mind that the spots are all asphalt. The issues I have are ZERO cell service for AT&T and Verizon, which makes working from home a challenge. The issues I have are ZERO cell service for AT&T and Verizon, which makes working from home a challenge. Also, you have to leave for 24 hours after 30 days (which I think is a great rule) but not everyone has to leave. The people I can only assume are living there, with an actual couch on their patio area, don’t have to leave and they’re the ones that should have to pack their mess up and leave for 24 hours. And the noise, I swear none of the kids living there full-time go to school and we were stuck next to a family of 7 that kicked their kids out of their trailer at 7:30am and didn’t let them back in until 8:30pm. Just get used to saying to people on the phone (or in a meeting) “sorry for the noise...”

The daily rate quoted reflects the monthly rate divided by 31 days. The actual daily rate for the bay front sites is around $100/ night. The daily rate quoted reflects the monthly rate divided by 31 days. The actual daily rate for the bay front sites is around $100/ night.
This RV park was never fancy and based on the facilities never deserved the “Resort” designation but its location on Mission Bay and proximity to the Pacific Beach neighborhood outweighs the inferior quality of the facilities and sites. We have been coming here for several years and we noted with some disappointment this year that the park appears to be shifting from an RV park catering to travelers and tourists to one that caters more to a full-time local workforce. Unfortunately the cost of housing in this part of the country is out of reach for more and more working folks who need to find an affordable place to live. And with monthly site rents in in this park in the range $1,000 to $1,500, it is considerably more affordable to live in your camper in this (and other) RV park than to rent an apartment (forget home ownership!) So this seems to be what is happening here. There is either a three or six month stay limit (the printed rules are somewhat ambiguous) and thus many of the residents will move to another RV park in the area when their time is up. In the interim, they live here among the traveling and vacationing RVers and go to work every day.
Despite the shifting nature of the residents, who are by and large honest hard working folks who happen to live in an unaffordable part of the country, we feel completely safe here. And we will return for our annual visit because we value the location. Just be prepared not to be surrounded by retirees and people on vacation.
We did notice that the Verizon service was slower this year than in the past. We can’t be sure if this reflects some short or long term issue with Verizon in this area. I was able to stream video however.

Labor Day Weekend stay... we left Los Angeles to escape the heat wave. Arrived at 9pm and was pleasantly surprised with the vibe (glow lights everywhere, music, drinking). Definitely not your typical camping experience... more of a parking lot beach party vibe. There is a bike path nearby that is awesome for young kids. Location is... more

It's basically a clean parking lot with 24 hr security. Amenities are poor for the price, bathrooms and laundry are outdated. But the location is fantastic! I'm not sure who's going to San Diego to stay in the RV park, mostly we're out on the town/beaches (which is why 24 hr security is great). The hookups were all adequate and spacing is typical. Lots of reviewers and residents have stories about the evolving lease situation, Campland, and the vacant mobile home parks next door; But as of now its a quieter, bare-bones alternative to Campland, which is great for us. The rates and rules are always evolving, but it's usually cheaper to get the monthly rate, and almost everyone leaves in the summer due to ridiculous rate hike. We checked out all the other local parks and this is basically it, most parks are either more expensive state parks, seasonal parks, or full with long term residents.

“Didn’t Get To Stay Because The Worker Was “in Overtime””

I called ahead and was assured that so long as I arrived between 2 and 5pm I would have no problem securing a spot. When I arrived at 4:50pm I was told they actually close at 4:45 and the worker was “in overtime already” otherwise she “would totally help” us out. We were told to go to Campland instead, and I’m glad we did- I saved $10 going there because we have AAA and the staff was very friendly and welcoming there.
Save your time & your dime- just go to Campland instead. Check in whenever.
