This place is a dump. Don't be fooled be the name or the description. Web site advertising ststes $49 per night...they don't have a per night...its a minimum 3 nights ( in purgatory)...and we were charged in excess $60 for a total of 181.53. There is a locked up clubhouse, the washroom is ill supplied, the sites are full of garbage. ... more
This place is a dump. Don't be fooled be the name or the description. "No wifi at this time" The 'Coi pond' is a pile of rocks.We want to book out and get a 2 day refund, but they don't answer the phones, finally got an email reply...basically said too bad. There is no on-site manager. Save yourself while you can. Go somewhere else.

First, I booked the specific site because it was supposed to be next to a dog area. No, there was no dog area. And the second dog area was just a little corner of sand.
Second im glad we booked the corner because these spots are TIGHT. There was a rialta parked in the site next to us and I could just squeeze through to hook up all my amenities. And I am pretty sure it was abandoned.
The whole park looked like it was abandoned trailers but people def lived in them.
When we arrived there was trash EVERYWHERE behind our spot (attached a photo) they ended up cleaning it up in the AM but I still tripped in the night trying to get to my under storage to hook up my sewer.
The neighborhood is BAD. First night I heard cops on a megaphone telling someone to put their hands on their head, repeatedly.
Dogs in the houses right against the park barked ALL NIGHT.
Heard gun shots our last day there.
Oh I never got the wifi password. The number left on the office door for late check ins didn't work. Rang once and would hang up. No voice-mail. The phone number to the front office doesn't actually go to the front office
When office was open I went and there was someone on a laptop with headphones in. He didn't acknowledge me so I'm assuming he didn't work there.
And the county health department was driving around taking photos.
Oh and I attached a photo of my neighbors very unsafe plug in to the pedestal.

Our t-mobile hotspot struggled one day but was fine the next.
I have ATT on my phone and had no issues.
Oh and there was screws and nails all over the ground 😑
THE ONLY REASON ill give this park 2 stars is because no one seemed to disrespectful in the park. The park itself was quiet at night it was the surrounding area that was insanely loud and no one bothered us.
I would not however leave a single thing outside.

Our rate was 409 for a month. A very reasonable rate even for off season. Good Wifi, bathrooms and laundry area are clean. Host are helpful. Only complaint is that this park is close to Oracle road and that can be noisy at night. We are in a class c, 24' long and we could fit in most any spot. Will need levelers for some spots.

Came here to escape the snowstorm from the Grand Canyon and Sedona; most parks still had their snowbirds till March. Gravel, mostly level; most people are long-term residents. Very close to everything, so there is traffic noise, but the park is clean, and the office staff are personable and hold activities to help with comraderie. Pets... more

Very close to everything, so there is traffic noise, but the park is clean, and the office staff are personable and hold activities to help with comraderie. Pets are most welcome but must be leashed. Great park, but call first since open spots fill up fast!

“NOT big rig friendly, very tight spots, can't even get in and out of the park without scraping on trees”

We made this reservation with the 45' spot they had advertised. Day of check-in, I called to confirm that we would be able to fit our class A 44' motorhome because we've run into issues in the past. She confirmed that we would be able to fit, no problem. Upon arrival, we drove up to our designated space only to find out that it would be physically impossible to back into this spot without hitting other RVs or the trailer home and/or running over their yard decor next door. The spot was very tight on both sides. We would not have been able to pull out both opposing slides with the amount of room provided. A good chunk of the concrete was missing as well. I'm glad we didn't have to drive over that as it could easily cause damage to the underside of any RV.
We even had troubles leaving the park as the corners were very tight for a Class A . My husband had to climb on the roof and break off several tree branches so it wouldn't scratch our rig. They did anyway. It was simply too tight of corners with poor landscaping design. We had to unhook our tow vehicle on the last corner out of the park as we weren't able to make the turn without hitting poles, other rigs, trees, etc.
I called asking for a refund and to also provide feedback that they shouldn't be advertising that this spot would fit any sizeable RV. The owner refused a full refund, stating that I signed the terms and conditions, and that's just their policy.
I stressed to her that was the reason we called ahead of time to ensure that we would be able to fit, but she showed no sign of remorse or pity.
I would have given it 1 star but we didn't actually stay here to give that accurate of a rating. When speaking with the neighbors during the tree breaking extravaganza, they didn't have good things to say about the park either. Gun shots and police activity in the area every night, barking dogs in and outside of the park, theft and other illegal activity. We didn't experience this for ourselves but thought it should be mentioned as we were glad that we didn't have to stay here due to our size.
If you have a unit over 35 feet, save your time and energy. Don't book here or at least be prepared to pay for a new paint job.
