We were one of two other rigs at this resort for the two days we stayed in early December, and the office hours are only 8-10am daily. We were one of two other rigs at this resort for the two days we stayed in early December, and the office hours are only 8-10am daily. But all the services were still open and management lives close by.
The bathrooms were heated and well-maintained. Each of the three shower stalls locked and had plenty of hooks and space for changing, plus stools to sit or put bathroom items on. Great hot water and a ledge for shower supplies. Plus, the showers drained correctly! These are the best bathrooms we’ve seen in our year of full-timing.
The laundry was open 24 hours a day, and also warm. All six washers operated ($1.75 per load) and five of six dryers worked ($1.50 for 42 minutes). The office can provide quarters (including outside office hours). We also loved the hot tub, which is open 24 hours a day. We didn’t use the dump station. The Wi-Fi was a tad stronger than our Verizon and AT&T service, but we were one of the few folks using it. Our rate included a 20% veteran’s discount.
There was about 1.5” of snow the first night we were there, and an employee cleared all the roads the next morning.
The proximity to Mesa Verde National Park was great, although much of the park was closed either for weather or renovations. Remember your snow tires or chains if you come this way in winter! We did our grocery shopping in Cortez, which is about 10 minutes away.
We would definitely stay here again! We imagine it’s very popular in times of the year there’s not snow on the ground.

Great base to explore Mesa verde. Amazing clean bathrooms and showers. Great laundry, book exchange and games. Free popcorn was a hit with the kid. Really friendly staff.

The good:
First, the staff is great and the resort has the best prices for visiting Mesa Verde (entrance 1/2 mile away). We paid about $40/night with 2 kids (ages 3 and 9 - they do charge for kids over 5. They went out of their way to find us a discount though.)
There is a family friendly pool and hot tub plus an adult only hot tub. (Pool was closed for us because of the season, but who expects a outdoor pool to be open past Labor Day is Colorado??? Both hot tubs where still open!)
Trees! Yes, there is shade. We visited in mid October but trees are always welcome.
Facilities are what I would call “average” (my rating is probably closest compared with KOA. I’ve experienced better and worse.) They are clean and what I’d expect from a place with full hookups. Men’s had 3 toilets and 3 showers, plus a urinal. But they are clean, and since most sites are full hookups and LOTS of very nice Class A’s, they felt fairly private.
Also has a laundry on site. Actually, their laundry is top notch. I’ve used private laundry facilities with less washers and driers.
Sites are level. I got our rig to within 1/4” driver-passenger without blocks. ~6.5 front to back. No big deal for us.
If you can drive it, it will likely fit here. Saw large 5th wheels and Class A’s with trail vehicles.
WiFi. I’m still using it. Take that for what you want.
The bad:
Sewer smell! Wow. So my youngest puked in the truck on the ride up and I’d rather smell that. I saw another review stating that their treatment area was close and was the cause. Don’t care for the cause. Just note that if you are outside, expect for it to smell like your black tank is leaking when the wind shifts, at least towards the south and east sides of the place. Can’t speak for the other side. It’s not constant but it’s regular enough that it’s a deterrent to be outside.
Traffic noise. It’s right off the highway and it’s a busy one. Try to get a spot at the back of the park, maybe it will help. Doubt it. Engine breaks on semi truck are a regular sound. Heck, any vehicle passing by is loud. It’s currently 10:42 pm on a Friday in October and there is constant vehicle noise. (Pretty sure the RV Park at the entrance to Mesa Verde is going to experience the same thing though)
“Mostly gravel” sites. Usually not at all an issue but is rained hard before we got there and our site was a very muddy. Later I walked the park looking for the dumpster and I couldn’t bring my shoes in our rig due to the mud. Again, not normally an issue.
Office and shop closes at 5. It may be due the season?
No fire pits. Kiddos always want s’mores. Oh well, they’ll live. Should have brought the Solo
Overall: Still 4 stars. Definitely worth it for quick access to Mesa Verde. If you are doing something else, I’d personally look north of Cortes.

This is a beautiful, maintained campground right outside of Mesa Verde National Park. The staff are very welcoming and friendly. The sites are nicely spaced out on gravel, and are clean and well kept. Many places to sit and relax such as an outdoor patio, two hot tubs, a pool, ponds, etc. We had full hook up which was exactly what we wanted. The campground did fill up by evening. There is a bit of a sewer smell when the wind blows due to their sewer treatment site being in close proximity to the campground, however, it was manageable and didn’t notice the smell much. The wifi became slower as more people were on it in the evening. There is not much cell service for AT&T. This is a sweet little campground definitely worth checking out.

There is some highway noise, but not bad overnight. Overall a nice place to stay . Good WiFI and nice pool and Hot Tubs.

Mesa Verde RV Resort was an amazing campground! The bathrooms and laundry facilities were immaculate and the sites were level. The owners were also extremely friendly! The Wi-Fi is not very good, but there is cell service. I’d definitely come back to this park.

We travel and work in the road, and in general prefer state parks because we tend to get a bit more space for a better price. However, this park really is great and the staff are super nice and helpful. Laundry facilities are clean and affordable. Bathrooms are immaculate. The sites along the side of the park (71-76) are the best if you like to sit outside and take in nature. We felt very lucky for getting 75 for two weeks.
Connectivity- we saw a couple folks with starlink but never saw them outside to ask about their connection. T-mobile has nothing and Verizon/AT&T both need to be boosted. We have a weboost and a net gear MIMO antenna and we were barely able to work without nuances like bad audio during meetings and difficulties with screen sharing. We pulled it off, but only by using different carriers so that there wasn’t too much load on any one hotspot.
If you’re not working and need a super fast speed, this place is perfect. One exit from the NP and beautiful views all around you. We really enjoyed our stay here and will definitely stay again when we have a top in this area in the future.

Just a half mile from the entrance and much nicer than the park that’s a bit closer. Friendly staff and was easy to level in our site. The bad would be connectivity. The laundry and bath house facilities were super clean and in great order. My daughter appreciated that they had the best playground on our trip so far. And the pool and spa area was in good order as well.
