Owner is the best! Let us check in early, gave us a few suggestions on where to eat, and suggested we drive the first 11 miles up to Cuchara. Ate at the Cuchara Yacht Club, very good!! Very well kept campground with full hookups

We stayed 10 days in site 2 which is a pull through. It was noise all day from traffic on the road it starts around 630am and goes to about 930pm. Dusty from the dirt road which is also next to the park. If I was to stay there again I would go to the rear of the park far away from the roads. Don’t stay at sites 1 2 4 or 5. On the up side the host are nice and they do work hard on the property keeping it neat. I had some problems with there 30 amp when running the ac they said it was my equipment which it wasn’t. The good news they are putting in 50 amp in this fall. If you show up early and try to get in your empty spot it will cost you $10.00 extra for every hour you are early. The check in time is 2pm

About 5-6 miles from Hyw 160. My slide was about 1’ from neighbors table. Other neighbors slide was 1’ from our table. It’s quaint and ok. Was not happy to find out it’s a “No Smoking Park” No Campfires either. BBQ ok if you can find room.

Really nice owner helps you park, nice big trees and nice green grass between sites. Not sure about the other review with the mud as it rained overnight and we didn't have any problems. They have a little store and have little houses they rent out. It is a 15 minute ride to I 25 but it's worth it to save $20.

First the positives. Easy access with talllll trees and plenty of vertical clearance. Trees give good shade. The management/staff are super friendly and helpful, and you can tell they take a lot of pride in the park. It's located in a cute small town that's pretty quiet and yet has great restaurants and a nice museum. The park WiFi had good speed but dropped/hiccuped occasionally. It's family-friendly with fun amenities like ice cream social and outdoor movie.
Now the negatives. The location is directly on the "main drag" out the south end of town. Decent amount of traffic all night, with a stop sign right at the corner of the park, so you get to hear the diesel bro's trucks at full acceleration. Most of the sites are very cramped with only a couple of feet between slides and barely room for a picnic table. The low-number sites are within 10' of the street with no trees/shrubs/fences between you and the public. And worst of all, the MUD. I haven't seen mud like this outside of the South. Super deep and goopy, your wheels, feet, dogs, etc will sink right in. Now most of the park is fine in this regard; it seems like only the sites along the street have this issue, where you drive in across dirt to enter your site. These sites need significant work to grade these sections properly for drainage and then put in enough gravel to limit sinkage.
Because it rains frequently in Colorado in the summers (often 30 mins or so per day) I'd say you need to get an interior site to avoid the mud issue.
Verizon got over 10 Mbps down and 5 up during peak evening hours with multiple bands available. Park WiFi was slightly higher.
