My family and I booked to stay here for a month as we love the Phoenix area. We have kids so places to stay are limited with the amount of 55+ parks. That being said obviously because of that families that live in the are fulltime in trailers go to the only places they can. This campsite is not managed at all like a Sun Outdoors normally is. We've stayed at many and this one doesn't seem to care at all about the grounds. Check in was fine, front desk staff and activity staff very friendly. Sites are so close together then we almost couldn't get our slide out without hitting our neighbours slides. We definitely couldn't have our windows open or we'd be looking at each other. The sites were doubled up and nothing we ever experienced so it was horrible! Majority of people there are full timers or stay for long lengths and have crazy set ups. It reminded my husband and I of a tent city. You couldn't see the front of peoples rvs, They had set ups of all kinds with tarps, and multiple gazebos all blocked off. The grounds themselves we often saw broken glass, dog poop everywhere, even in the dog park many people didn't pick up after their dogs and no one seemed to do anything about this. The gym was a fine space but carpeted and stained carpet. The common room/games room was nice. We didn't use the pool it was too cold and there wasn't a hot tub. Playground was nice. Laundry room, majority of machines were always broken making a line up for using machines. People are up extremely early like around 5:30 am and we would be woken up every day with cars starting and doors slamming etc. Doesn't help that you're on top of each other. I witnessed a domestic dispute and had to run my kids back to the RV, my child was confronted by an older child and told she should be transgender and tried to walk her thru the process, people yelled at my kids for our little dogs stepping on the sand by their RV (there is no grass anywhere its the desert and what dog goes to the washroom on the road??) my dogs weren't even going to the washroom anyway they were just on a walk. Cops sat outside the rv park our first night there, and there was a homeless person parked in their truck just outside the campground for a while. We love phoenix and we love hiking and the outdoors but I did not feel safe at this campground, I did not feel that management cared about the grounds or standards of Sun Outdoors. Worst experience in a campground in 9 months of being on the road.

They moved us from site 114 to site 37. The guy they put in our old site came from a different site. I was told this happens monthly, so if you choose this campground be specific no moving! They also have ESP, they charged us $96.00 for electric on the 3rd of the month when we left on the 13th. So, if you stay here take a pic of your electric meter to contest the bill. My last complaint is the residents of this park are afraid to assist someone in need I got locked out of my RV and spent 3 hours looking for help. I just wanted someone to call me a locksmith. One lady looked at me, then her phone and said I don't think so! Be prepared for the dog poop all over the park. No one cleans up after their animals. If you choose this park, be alert for the items I mentioned, and good luck.!

Needed to be close to Buckey for an appt so stayed here in a 40 ft motorhome with a car. VERY tight spaces. Wanted to do laundry while there (5 medium loads) took OVER SIX HOURS because 2/3's of the washers they had were out of service. It's been a few weeks now.... I think they have 14 and only 8 were working. Considering the amount you pay per night, and the amount of people they have in there, they shoudl be able to keep their machines running. Very disappointed because I drove to other places trying to find a laudromat and ended up coming back here multiple times to see if any were available.
I can't recall my lot number exactlly... 113? it was the very end lot next to the pool along the main road in. VERY tight. Has a tree there so not much room to move and, due to high winds, that tree damaged a BRAND NEW 190W SOLAR PANEL that was only 3 weeks old. I didn't report it becuase they probably wouldn't care since they can't even take care of their own laundromat.
I can't comment on noise because when I take my hearing aids out I don't hear anything but there were lots of kids playing around the pool area.
Gave only 1 star due to tightness of spaces (hard to get into because they are so close) and due to the laundromat problem.
Was a great location but other than that, not any place I'd want to stay again unless I had no choice. Access into the campground is great, into an RV lot, not so much. Certainly going to be a problem for a novice.

We stayed here for several months for a job assignment or we would’ve left sooner. It’s basically a parking lot full of full time stationary people. Their yards are trashy and you’re forced to look at them as it’s right beside your camper. The spots are so small. More often than not, they’d put large rigs in the spot across from us and there wasn’t enough room for them to angle in so they’d have to pull into our site to back into their own and their truck would be 2-3ft from my camper window - where we usually park our truck. People would constantly walk through our space. Our neighbors would be outside every day swearing and yelling at each other. At one point someone called the cops on them for hitting someone else’s property. They were not made to leave. They have 14 washers for 600+ people and at any given time 4-7 of them were out of order. When they had to close the office for a week because they all got Covid they didn’t tell anyone that was the reason. One of our spots was right next to a large, loud electrical box. We couldn’t have our windows open because it was right there and we could still hear it with the windows shut. The pool is very small for a place this size (look at aerial photos)…that’s just some of what we experienced. I could go on and on.
Wifi is unusable even if you pay extra money for their add on option. We had AT&T when we arrived and had to switch to Verizon because AT&T would not work at all.

We stayed here because PHX was booked up. Spaces are facing each other so your doors face each other. Lots of kids our kids loved that. Not ideal long term but we were in PHX the whole time. Park employees were very friendly and helpful. Mostly full time residents.

Tight spots aren’t bad if you aren’t spending time at your site or if all are in the same direction. The offset pull through is a bit much. Luckily we up graded fairly easy if the office isn’t open call the main company number and they can help. Our spot was a back in and tight but they have privacy fences that are nice. The spots are fairly level and gravel. Lots of full timers or a snow birds but should be expected in AZ in the winter. Staff was nice. It was a convenient location for us. I would stay there again if visiting the same family. Not really a vacation spot. 5 stars for our site but 3 overall just because of the other basic spots.

Do not stay here. Despite the previous bad reviews I booked a stay out of convenience...please learn from my mistake. I don’t even know where to start. In all our years of full time RV life our family has never experienced anything even close to this.
This “RV Resort” is run more like a low income housing lot than a resort. At check in it is clear THEY are doing you a favor letting you stay here. (I later learned the foul attitude is due in part from all of the difficult situations they have to deal with day in and day out).
The sites are nothing more than narrow areas of sand. Some slide outs are literally less than 8-10 inches apart (see photo).
The orientation is such that you and your neighbor (who won’t be more than a few feet away) share the common area.
The park is predominately populated by long term residents in run down rigs.
I’m sure we have all experienced any number of the above and have been perfectly happy. Apparently this used to be a 55+ resort that is now open to anyone. The animosity between the crotchety low income long term snowbirds, management and anyone else staying here is palpable. Yes, we were harassed as were others near us. In all our years of resorts, campgrounds, boondocking etc. this was the first time we have ever felt unsafe. We were supposed to be contacted by management but it never happened.
Do yourself a favor and just DON’T stay here.

The amenities are nice. The free WiFi is 756 kB which is horrible. I paid the extra for 10/2 but only got maybe 3 down. No cable, but the pool, laundry, etc is nice. It is just far too cramped for me. Lots of rules and lots of people and right next to the interstate so the noise is consistently high.

As one other reviewer mentioned, this resort is primarily filled with long term residents. Nothing wrong or unexpected about that especially in the winter in AZ. The problem with this resort is there doesn't seem to be standards in terms of the upkeep or cleanliness of the sites so it's a mixed bag. I was told by another visitor that this has been the case since Sun RV Resorts took over management in the last two years. The park upkeep has really gone downhill. (I will never stay at a Sun RV resort anywhere based on this experience.) Some sites look truly dumpy, others not so bad. We were really taken back by the exceptional number of huge Trump flags, stickers, signs throughout the "resort". IMO, this should be disallowed in any RV resort because you want to get away from this stuff when you vacation, not be surrounded by it - no matter what side of the political spectrum you're on. The spaces are cramped together and the wifi didn't work at all at any point in the day or night. Not even basic service. We complained and we were advised to purchase the upgrade - which we did and even that sucked. We went out daily for golf and to take advantage of other local activities - which the area offers in abundance. We were just always bummed to come home to this place. Would never, ever book this "resort" again. You can find much better options in other areas of the desert.
