This park is a nice small (21 spaces) family owned park.

The owners built this park on the property next to their home, so there is no office. They also do not have a pay box, so it might be difficult to stay there if you are just stopping in, unplanned.

We called and made reservations, and it was really easy to deal with them. So on the day we arrived they had our statement hanging off the power meter, and we just left a check for them on the meter which they picked up later.

The only thing that makes it a tad difficult is that they do not take credit card, only check or cash. And they charge for power on weekly or longer stays. So even for a week stay a power deposit was needed, but since they only take check we had to mail one to them.

Every site has a power box with 30 and 50amp power, sewer and water. About 7 or 8 of their sites are filled with permanent or long time residents. Some have older rigs but in general the rigs and the spaces are kept up, and the cars for the permanent residents were always gone during the day so I think everyone there works.

Very quiet, no kids out playing. A few of the dogs would bark if you walked by with another dog, but you didn't have any excessive barkers barking all night long or anything like that.

It's about 10 or 15 minutes West of Tyler on Highway 31. They do have a sign on the driveway into the park, but it is not lit, and it gets dark in the area at night...so it can be easy to pass the driveway at night if you are not sure where it is.

Kim and Steve (owners) are super nice. If staying in the Tyler area (especially for longer then a few nights) I would highly recommend checking out this park.

Our nightly price was based on the weekly rate. I did not include our power charges as we are big power users and likely to use more then most people :)

AT&T bounced between 1 and 2 bars and sometimes calls broke up. I didn't do my normal speed test so not sure if actual speed. But I wouldn't rely on AT&T

Verizon was also 2 bars but with the booster it would kick to 3. Verizon was off and on. It was always fast enough to do computer work, but it was on and off for streaming. Didn't make any calls on Verizon.

They have wifi but ask that you only use it for surfing and email and not for streaming, I did not test it.
