“55+ resort has all amenities but a little tired”

This resort was not 55+ when we booked but it became one as of 10/1/22. Older community and amenities are getting a little tired but it's clean and there were no junky looking sites. This resort was not 55+ when we booked but it became one as of 10/1/22. Older community and amenities are getting a little tired but it's clean and there were no junky looking sites. Homeowners take pride in their place. Decent price for full services. This is the first "resort" we've stayed at so don't have anything else to compare it against. Offers many daily scheduled activities like card games, billiards, dances, raffles, aqua aerobics, crafting. Has all the resort amenities like full hookups, propane service, mailroom, golf (tired), gym (very tired but usable), pickleball (seems updated), tennis, restaurant, cantina, laundry, showers, heated pool, hot tub, decent size library. Located on Colorado River but also sandwiched between Interstate 8 plus active freight train line and farm fields. I-8 can get loud, farm field smells sometimes. It's tucked in the northwestern corner of Yuma and about 20 minutes to town & interstate access. The WiFi was OK.
You can either choose a spot on the golf course or near the pet area. If you're on the golf course, they provide a fence to put in front of your rig to help deflect errant golf balls. Spacing between rigs is decent. If you're in the pet area, you're away from the golf course and spots seem a little tighter there. Mostly gravel with a concrete patio.
They also have a storage area so we left our car here while we went to Mexico with the rig.

We stayed a month, and now after boondocking in the desert for a few weeks we are going back to hang out and use the pool and hot tub. This place is low key with most people being over 55, in fact we are 55, and I felt like the kid in the group. We stayed a month, and now after boondocking in the desert for a few weeks we are going back to hang out and use the pool and hot tub. This place is low key with most people being over 55, in fact we are 55, and I felt like the kid in the group.
The sites are all gravel and close together, but I would say it’s normal for this type of “snow bird” park.
There is security on the property which is nice and ensures the place is quiet. Additionally, the park is tucked away in the back corner of Yuma so there is no extra traffic.
Cell signal is average, but, it is plenty good enough to work or stream video.
The weather here is a bonus, very nice most days.
Mexico is accessed within 15 minutes via the next exit to the west. If you need to shop at the pharmacy, get dental work done, or visit the eye doctor this place is perfect.
Finally, there is a golf course, I don’t golf, but it looked nice.

Cocopah is outside of Yuma, nestled in between some produce fields. Most other parks here seem to be on the interstate, so this park was uniquely quiet. Cocopah is outside of Yuma, nestled in between some produce fields. Most other parks here seem to be on the interstate, so this park was uniquely quiet. The sites are gravel, and level with a nice concrete patio. The sites are large enough that you can park your vehicle beside the patio. A very large dog park, nearly 3 acres was the feature we loved most. We also enjoyed the driving range and putting greens, gym and cantina. The only downside for us was you have to drive if you want to do anything outside the park.

We normally would boondock when we are in the Yuma area but stayed here to join some friends. We were glad of the hook-ups in the hot weather and this park is a good place to park for a while. We normally would boondock when we are in the Yuma area but stayed here to join some friends. We were glad of the hook-ups in the hot weather and this park is a good place to park for a while. They have a great pool and hot tub, a gym, good laundry facilities, tennis courts and a golf course if that's your thing.
There are a lot of seasonal long term residents here and this definitely has the feel of a retirement community, not really our thing. But the park is kept immaculately and the staff are friendly. You are about 10 mins drive to Yuma, right on the California state line surrounded by agricultural land.
There are some awesome boondocking opportunities in this area, but if you want to hook-up this is a great choice.
