We camped here for 3 nights to explore the Caverns and Parks around Carlsbad. This is a nicely located RV park. I think there are a lot of long term residents probably working in the area that also use this RV Park. This is a busy city for sure and the road noise we experienced since we were on the loop right on the highway was exhausting.
Our site was very level and that was great but the road noise was very loud. The restrooms and the laundry rooms are very clean and well maintained. There is also a covered pool that we did not use. Perhaps if we had been farther back in the park that the road noise would not have been as bad. The staff was also very nice.
We are a 30 ft bumper pull and the sites are gravel and they are well maintained. At the end of the day this RV Park did the job for us but be prepared for road noise due to the very busy highway that this is located on.
I will still rate the park a 4 because of the cleanliness and the level sites.

The gravel road crunching of the tires on from their cars wake the dogs and they bark non stop all morning. I am a fairly light sleeper but dogs barking non stop is too much for me. Having said that, the rest of the park is fine and you are 23 miles from the caverns and it’s an easy drive. I am writing this at 8:30 in the morning while still listening to this barking dog who’s been nonstop since 4:45am. This is the 2nd day of this and we have 2 more. Oh well!

The staff was friendly and allowed me to move to another site after they placed someone right next to me when there were many open sites to choose from. But it all worked out well. Dog parks were run down and could use some much needed attention. Overall it’s was a good spot for my needs and sufficiently close to the Caverns and Guadalupe Peak.

We were convenient to groceries and restaurants and a short drive to Carlsbad Caverns.

We are ae not typically fans of private parks, but we needed a site close to town to visit family. We opted to stay 7 nights since the weekly rate was a significant discount. The sites/roads are gravel with some trees. The sites a combination of pull-throughs and back-in sites, they are close together and each one has a picnic table. There are mature trees scattered throughout the park. As others have mentioned there are four dog park areas, but only one of any size. We did not use the pool or bathroom/showers but did use the laundry area which was large and clean but rather expensive.
We were far enough back that the road noise was not a problem. This was a great place to stay while visiting Carlsbad Caverns. In Carlsbad we also visited the Living Desert Zoo and Gardens State Park and the Riverwalk Park, both were worthwhile.
We had 2 bars of Verizon 4G and the park had wifi which worked some of the time.

Pros: Easy to find. Locked gate at night. Super friendly staff. Heated indoor pool. Beautiful new shows/bathrooms. Large laundry area but $3.59 per load. Four areas for your dog to go off leash but they are small. Cons: very noisy area just off the highway. We got very little sleep so only stayed two nights instead of the week like we thought. WiFi was spotty at best and often no service. For the price we thought they’d have better WiFi and perhaps other amenities.

It had a HUGE laundry area. The prices were high though. $3.00 a normal load to wash and $3.00 a normal load to dry. I didn't use them, so I don't know if $3.00 is enough to dry.
They have a indoor heated pool which was out of service.
BUT THOSE SHOWERS!!!!! OMG! They were better than the one I have at home! They were really clean, and the pressure was awesome AND the hot water was INSTANT! It was also VERY warm in the showers room. TOO warm!!!
Our hose pipe froze at night. So, remember to disconnect if it is going to get cold.
If ever in the area this is the place to stop! You are also very close to Carlsbad Caverns National Park. (15 minutes away) Also close to Guadalope Mountains National Park, but it is a bit more of a drive.
We would definitely stay here again if in the area!
Hosts were also very nice!
