This park is right by the Park Royal mall for all your shopping/restaurant/grocery/repair needs, and gives you direct access to downtown Vancouver (via the Lions Gate bridge), has great bus service or you can walk (45min to downtown) or bike (15-20 mins). This park is right by the Park Royal mall for all your shopping/restaurant/grocery/repair needs, and gives you direct access to downtown Vancouver (via the Lions Gate bridge), has great bus service or you can walk (45min to downtown) or bike (15-20 mins).
Located just off the highway, and on the main feeder route to Vancouver traffic in the area can be (VERY) heavy, so check your real-time Traffic maps if you are near rush hour.
Right on the Capilano River, you can easily bike/hike the numerous trails, and shoreside boardwalk to “downtown” West Vancouver. You can also walk over the the public golf course, tennis courts and other West Vancouver amenities.
The park is well equipped with long term and short term / overnight rates. Has propane and a dump site. RV Sites include either 30 or 50 amp service, sewer and water.
For tenters and Vanlifers, there is a lounge (with free WiFi), laundry facilities and showers, along with a smaller playground for the kids.
While not the most scenic park, it is a great value when you consider basic parking in Vancouver is $20-35 per day, and how central it is.

Sure, it’s located next to a highway and the trailers are lined up right next to each other, but you are so close to downtown Vancouver that none of that really matters.
There was a pool and hot tub and laundry which were all well maintained. The grounds were very well run And check in was efficient.

“Great for the location but...”

We stayed here over a holiday weekend in our 45ft class A. This park was built many years ago before 4 slides was a thing and therefore it's pretty cramped. We stayed here over a holiday weekend in our 45ft class A. This park was built many years ago before 4 slides was a thing and therefore it's pretty cramped. We chose site 88 so we could get satellite TV, but now that we've been there, will only chose end sites like 89 in the future. Our curb slides were over our neighbors picnic table, but so were there's so they didn't care. The rig barely fit on the concrete pad, again end site would fix these issues. The Starlink worked flawless on the ground in front of our site too.
The area is awesome and we walked and rode our bikes everywhere, except a trip to Stanley Park and a day trip to Squamish. The traffic around this area sticks! The traffic to get on the Lionsgate bridge can take hours to die down so get out and back early before 2 or 3. The traffic getting onto the North Shore can also be congested. Also, getting into the park requires narrow roads and huge speed bumps, like 1ft tall. We got over fine at an angle but it was close. Then the right hand turn is so tight to get onto Spirit/Welch that I had to go over the curb because there was a car in the turn lane - the driver looked pretty scared that I would hit her too. Fear not though, I have an easier way: From Capilano road going south, take a left/east on Marine Drive then a right/south on Pemberton then right/west on Welch. These roads are wider and plenty of room for turns.

“Terrible Experience ”

The staff acted like we were bothering them when we checked in and that should have been a sign to leave. We went to our site, 104, and it was absolutely filthy. The staff acted like we were bothering them when we checked in and that should have been a sign to leave. We went to our site, 104, and it was absolutely filthy. Trash all over including dirty rubber gloves on the ground. The trailers on both sides were permanent residents and nothing against that but the one on our patio side was falling apart and had a stench. Not the nice relaxing atmosphere we hoped for. We went back to the office to see if we could move but they had no other sites available. We told her about the trash and especially the nasty rubber gloves. She sent maintenance over to “clean” and they literally only picked up the rubber gloves. They left the other trash on the site. Unbelievable! The bathrooms are ok but need to be cleaned. We would never stay here again and if we could have found another campground, we would have moved.

Located within many local attractions, including a bike ride from Stanley Park and Downtown Vancouver. Price is ok for location, my issue are the amenities. They had washroom and showers, but a bit run down. Biggest complaint was the wifi or lack of that. They mentioned they had wifi but it turn out that it was not free (very expensive in fact) and when we tried to use it for it was extremely hard to sign up and speed was slower then my mobile connection. If they update some of their facility and get a better internet provider I might reconsider coming back, otherwise it is not worth the hassle.

What this campground has going for it is all things great and wonderful about Vancouver. There is s much to see and do in the area. Traffic though in the city is ALWAYS very heavy. What this campground has going for it is all things great and wonderful about Vancouver. There is s much to see and do in the area. Traffic though in the city is ALWAYS very heavy. We enjoyed our time here exploring Yaletown, Gastown, Granville Island and biking across the Lions Gate bridge to bike through Stanley Park. It’s also a foodies place with too many to list international options.
The campground is definitely the tightest we have ever been to. You could literally reach out and touch the one next to you. No place to sit outside and enjoy your site. There is a picnic table but you have to find a place for it to fit if you are a big rig. All of the sites here are the same so it’s not a matter of having a bad site. Nice laundry facility on site. There was also a pool but we did not visit and seemed to be always busy.
All of that being said we would come back again because Vancouver is so much fun to adventure in.
ATT coverage is Rogers and fair at best. WiFi at the site wasn’t really usable, also 30 amp power was good and nice water pressure. The final last mile to the park is extremely difficult with a couple very tight turns especially if you are a big rig towing.

We've stayed in this park as full timers over the past year and half (taking a few months over that period for traveling). Some things required us being downtown Vancouver, and this is the only real viable location for that. Quick access to good groceries, etc. Easy access to Downtown via buses that are a 10min walk away. (Driving to downtown can take anywhere from 10 to 45min depending on traffic).
AT&T and TMobile generally map to Rogers and Telus here, excellent unboosted signal, good speed (I've got faster rates in more remote locations), but still quite good (25mbps range dn).
Park itself is a bit claustrophobic. I sometimes worry the neighbors awning is going to dent the roof of my Airstream.
Much of the electrical here is ages old still and in need of an upgrade. While there hasn't been a problem since I've been here, I know there has been in the past. I use a camco 30amp protector just to be sure.
It's costly here, no monthly rates May-Oct. But given the current exchange rates USD->CAD it's actually not much more than some out of the way places we've stayed. Our current rate is $50USD after GoodSams/AAA discount.
