We travel full time and are here for the winter in our 36ft motorhome. The park is older, but it is well maintained, its strong point is the many mature shade trees. The manager is super responsive to requests and very agreeable. The location is fantastic, old town cottonwood is a short walk as is dead horse ranch state park. Not easy ... more

The manager is super responsive to requests and very agreeable. The location is fantastic, old town cottonwood is a short walk as is dead horse ranch state park. Not easy to score a spot here but well worth the effort.

First off, it’s a monthly rental..not pay per night. The rate is $695.00 per month and you pay your own internet and electricity. The park itself is halfway decent. First off, it’s a monthly rental..not pay per night. The rate is $695.00 per month and you pay your own internet and electricity.
The park itself is halfway decent. It’s the owner that’s the real problem. He doesn’t seem to care about his tenants in the slightest. Summer of 2023 and over 100 degrees…MULTIPLE times throughout the summer where we were all without power. It happened a bit in the summer in 2022 but nothing like this. All food in the fridge has rotted. My pets and myself so overheated in our tin box. When the owner, Tony, is asked about it or asked for a status update, he acts like we inconvenience HIM by asking. Can’t get a straight answer. Also are not allowed to run a generator. So I guess he wants all of us retirees to just suffer in silence while we burn up. It’s the most poorly run place I’ve ever stayed. I stayed almost a year (no Tony, there is no record of my name on file since I’m not dim. I wouldn’t want you to retaliate against me so this is not my real name). He also doesn’t do anything about the groups of homeless people hanging out in our showers and creepily watching the children playing. He is disrespectful and greedy.

Camelot is the best in Cottonwood! They only do monthly rental and the park is immaculate. Great big shade trees and great proximity to old town, Dead Horse State Park, and the municipal dog park. People are great and it is nice and quiet. No term limits so tenants can stay as long as they want. Laundromat, rec room, and shower restroo... more

READ THE TRUTH-DON’T BE FOOLED!While the old-growth trees are an asset for shade, they’re also create a HUGE mess that management tries to keep up with annoying, early-morning, all-day-long gas powered leaf blowers. The Mulberry trees create the worst mess. Walkways and high-traffic areas could be hosed off, but are not, and end up as thick, mushy paste that sticks to everything (not to mention what it does to your RV and vehicles).
When it rains, even a little, the whole park is ONE BIG MUD BOG. Most inner roads are nothing but potholes. Owners need to either add tons of gravel or pave (or both).
This is an OLD RV Park that needs a lot of work. The electrical and water went out several times resulting in a lot of downtime.
There’s WEAK CRAPPY WIFI in one corner only.
The bathhouse is old cinderblock, dingy and sketchy, despite how often it’s cleaned. On more than one occasion, there was a MAN in the WOMENS and he wouldn’t leave!
Laundry room is a joke: the size of a closet, that doesn’t hold 2 people. Machines (tiny set of stackable washer and dryer) are usually leaking and rarely, if ever, in working order.
The mailroom has open mail slots and is based on the honor system, which only works if there are honest participants. Mail has ‘mysteriously disappeared'. Mgnt does nothing. Enough said.
Most reputable RV parks have a ‘manned’ office. Camelot has an ‘office', but typically no one is EVER there, other than around the first of the month to collect rent.
There’s free cable to all residents. To quote the owner: “To pacify the residents and keep them inside.”
As with any rv park, there are lots of rules to follow. But at Camelot, it’s obvious that management applies and enforces them at their own personal discretion. i.e. NO OPEN FIRES. (there are those who do on a regular basis, with no repurcussions). DOGS ON LEASH AT ALL TIMES. (unleashed dogs running amuck on a daily basis). There are more stories, but... you get the point.
One of Cottonwood’s HOMELESS SHELTERS is directly across the street. While this isn’t Camelot’s fault, you can only imagine the personality of the neighborhood.
Camelot touts being close to Old Town. That is somewhat of a benefit, but that means it’s also on busy North Main Street. Lots of sirens, loud trucks, motorcycles, etc… If your site is on the north side, next to the irrigation ditch, bring lots of mosquito repellant. The adjacent, late-into-the-evening baseball fields will also keep you up with bright field lights and loud crowds.
We all know most rv ‘communities’ are composed of a ‘wide spectrum of personalities’, Camelot has lots of cool and wonderful tenants. BUT… more than its share of ‘whackos’. In the year I was there, cops were called WAY TOO frequently to address disturbances, i.e. domestic disputes, drugs, bad behavior, etc…
5 STARS? I think not. I generously give it ONE, for obvious reasons. There are lots of rv parks to choose from in the Verde Valley, some better, some worse. Most are newer and nicer, and as the owner/manger suffers from a sever Napoleonic Complex/Syndrome… (small dick) ….ANY other rv park is certainly better managed.
I sincerely and highly recommend you look elsewhere.

We recently stayed a year. Camelot RV Resort has the potential of being the very best rv resort in the Verde Valley. Centrally located in Cottonwood and walking distance from Old Town, Riverfront and Dead Horse State Parks, and one of the best 18 hole Disc Golf courses in the state. The entire grounds are meticulously maintained and cleared of the leaves shed by the wonderful, old-growth trees which provide ample shade and greenery year round. Park amenities include personal, onsite picnic tables, a huge recreation room with a pool table and personal mail slots, a laundry room, separate His & Her clean, hot showers, free WIFI … AND cable tv! This park is tremendously dog-friendly with a lovely, grassy Pet Run. From families to singles, short or long-term, everyone staying at Camelot is happy, friendly and terrific. We made lifelong friends with several of our neighbors. Dead Horse RV Repair is on the same grounds and available for almost anything you might need. Now you see why there’s always a ‘No Vacancy’ sign out front.
