“Next To Train Tracks”

The place is nice and it has full hookups and dump at each site. The only drawback was that it’s located right next to train tracks that have loud freight trains owned by a company that only hires over caffeinated epileptic woodpeckers to work the horn. The train passed every hour all night long so we were all tired in the morning.

So far, so good at this location. We arrived on a Sunday and they had our paperwork waiting for us in the designated spot. They didn't have someone working on Sunday, which was fine and simple enough. So far, so good at this location. We arrived on a Sunday and they had our paperwork waiting for us in the designated spot. They didn't have someone working on Sunday, which was fine and simple enough. Site is mostly level, the entire park is on a slightly rolling hill, but with one leveling block on one side we were fine.
Bathrooms and laundry quite clean and spacious, modern. I joked that the bathroom reminded me of a Starbucks bathroom, with a shower. There are four single bathrooms available behind a locked (with a code) door from the office building out to the campground. The laundry room is also inside the same door. Campground itself is wide open. Not any big trees or shade, but it seems to be a relatively new park and the trees between spaces are still growing. No picnic tables or outdoor grill areas, but the park meets our needs for this week.
The internet is very good. Sprint, Tmobile and Verizon are all getting good signals -- up to the 80mbps on one Verizon speed test we ran. Sprint is up in the 30s, which is great. Campground wifi is reasonable enough in speeds seemingly throughout the park. They offer propane refills, bags of ice on an honor system, a laundry wash & fold service, have diy laundry rooms if you want to do your own and offer a valet garbage service m-f in the mornings. Nice enough park, with a few extras but was missing a few basics we usually like, but I have enjoyed sitting outside watching the sun set in the evenings from our camp chairs, even if there is no picnic table or grill area.
Walmart in Marlin is 10 miles away -- small, older walmart but had basics we needed. No fresh produce or anything special there but all the basics were there. There is an HEB and a Dollar Tree also in Marlin, a Dollar General close by to the park and waco 20 or so minutes away for a big HEB plus or other big stores.
There is a train that comes through day and night nearby. I did fine with earplugs, but the first night sleeping without them I was awoken about 5:45am with loud train blasts. Not my favorite way to wake up. It is right off a main highway (Hwy 6) so there is truck noise day and night.

Nice newer park in a rural location. Clean facilities, the laundry room has large commercial washers and dryers it does cost $5 per load to wash but the dryers are Free. They work fast! 23 mins to wash and 20 mins to dry. The sites are mostly pull throughout, they’re gravel mix with sand and are somewhat level. Rural but relativ... more

Rural but relatively close to 2 gas stations, a bbq, mexican restaurant and a Dollar general
There is a train track nearby so you will hear some train noise from time to time.
GREAT Cell service and the park wifi is strong enough to stream videos.

A Good Sam park with completely renovated sites, grass, trees, club house, utilities, office and management. Best wifi I have used in a campground. Altogether a very good stay.
