My family and I decided to adopt the RV life, and I couldn't be happier with this park. The staff are incredibly friendly. My family and I decided to adopt the RV life, and I couldn't be happier with this park. The staff are incredibly friendly. They do cater more to the long-term folks with a recommended minimum stay of one year. This is one of the reasons why we were able to land a reservation in the middle of the snowbird season. The rate is better than renting an apartment in addition to not having to fuss about pet deposits. The pads are not perfect, but with some leveling blocks it'd be right as rain. It can be noisy, but it's San Antonio and not the woods so it's honestly to be expected.
The amenities are good with clean facilities and good access to a bus so if you're limited on gas after a trip you can still get moving locally. The location is also prime if you need things delivered from Walmart, Costco, HEB, and many restaurants. There's even an Amazon pickup locker at the Circle K. Folks here watch out for each other like a normal neighborhood helping to keep everyone safe. A number of staff live here too and are invested in keeping the park nice and welcoming. They're also working on adding more events for guests and every other weekend they have some amazing food trucks coming in.

As other reviews said there are mostly permanent residents here. The trailers and sites are a mess. For the price, I expected it to be nicer. The site next to us had a camper that was falling apart and the resident was telling us how he fixed his slide out floor with some plywood. As other reviews said there are mostly permanent residents here. The trailers and sites are a mess. For the price, I expected it to be nicer. The site next to us had a camper that was falling apart and the resident was telling us how he fixed his slide out floor with some plywood. It was only a few minutes from Sea World which is the only reason we chose this campground. The bath house doesn't open till 8 am. Most people I know are up and showered by then. We went to use the bathhouse at 8:45 and it was closed for cleaning. If it doesn't open till 8 then it should be cleaned before then. Only nice thing was the pool, but we didn't even use it because some of the residents seemed a bit shady.

“Unlevel, tight spaces”

We were put off by this “resort” when we pulled in and saw 3 large overflowing dumpsters. The first site we tried to go to was so unlevel our camper steps were 2.5ft off the concrete. The next site they gave us had trees on both sides so we had the option to either open our slide or our door. The 3rd site was ok. Still unlevel, but the... more
We were put off by this “resort” when we pulled in and saw 3 large overflowing dumpsters. The first site we tried to go to was so unlevel our camper steps were 2.5ft off the concrete. The next site they gave us had trees on both sides so we had the option to either open our slide or our door. The 3rd site was ok. Still unlevel, but the streets you drive down to get to your site were very narrow. We had to dodge and weave around cars that were sticking out on every row. This park has mostly permanent trailers with a few transients. The only reason I gave 2 stars was because the pool was nice.

This is labelled as a "luxury RV resort". This is labelled as a "luxury RV resort". It has some luxury qualities like the heated pool (no hot tub though), all pull through sites of various sizes, majority of the sites do have shade, laundry options are good and the dog park is an actual dog park (small and large are separated).
The things we weren't impressed with: had to fix our sites cable TV connection to get channels and the rules are a bit rediculous. They include the normal stuff like 5mph and pick up after your pet but the excessiveness of "no cutting through empty sites" (even on foot) and ""do not let your pet relieve themselves in someone's yard". Ok? Where exactly does a yard begin and end? We enjoyed walking the property in laps, when nature calls it's picked up - that's not good enough? Lastly and this is the major factor for the low rating - noise! The people in the park weren't noisy at all. But the idiots street racing out on the road is out of control. If you decide to stay here stay in the sites that are numbered in the 500's and up.
