Very nice woman running the office with a sweet black dog. She was helpful but obviously not making the decisions for this RV park. Lots of long-term campers and minimal distance between campsites. 50 amp only but they supply a free converter. No WiFi. Bathhouse was closed. Very nice woman running the office with a sweet black dog. She was helpful but obviously not making the decisions for this RV park. Lots of long-term campers and minimal distance between campsites. 50 amp only but they supply a free converter. No WiFi. Bathhouse was closed. Still, it is a safe overnight stop with water, electricity and a dump n the site. There is a restaurant on-site with singing wait staff from the local music school but that is the best thing I can say about it. Food was less than mediocre and don’t go near the wine in hot weather. Overall, this place is tired but safe. Best thing about it is proximity to the homemade pies at the Mobil station (walking distance.) Seriously. If you like pie, don’t miss it.

This is a pretty expensive campground. The sites are pretty tight. We stayed here for proximity to Flagstaff.

Stayed here for six months. Overall I enjoyed my time here. The location is great. Lots of shopping and dining options close by. Two Walmarts, Sams Club, Whole Foods, Sprouts, two Home Depots, etc. If you need something you stand a pretty good chance of finding it. It's not far from the Grand Canyon or Sedona for day trips. Stayed here for six months. Overall I enjoyed my time here. The location is great. Lots of shopping and dining options close by. Two Walmarts, Sams Club, Whole Foods, Sprouts, two Home Depots, etc. If you need something you stand a pretty good chance of finding it. It's not far from the Grand Canyon or Sedona for day trips. Lot's of hiking trails close by or a short driving distance. Tons of dining options close by including the steakhouse run by the park owners.
The park is located across the street from a truck stop. And is right next to a truck parking area. Lots of noise at all hours of the day and night from that. If you can, get a spot as far from the trucks as possible. Butler Ave. can also be pretty noisy. I think they should rename it Road Rage Ave, since there are horns and squealing tires pretty frequently from angry drivers. Part of it is the truck stop. The traffic can be so busy in and out of there that trucks are often having to cut off drivers just to get in and out. The I-40 is also close by, so there is some noise from that. But frankly, you will only notice that if the truck stop is quiet.
Some of the reviews here complain about the long-term residents. While there are a few dumpy sites, for the most part, they are not the problem. It's the daily/weekly ones that cause the most issues. They don't pick up after their dogs. Don't pay attention to quiet hours. They use open flame fire pits that are strictly forbidden. You have to acknowledge when you move in that you understand they are forbidden and why. This park is in an area prone to wildfires. In the park, there are lots of pine trees that could easily catch fire. I suppose it never crosses their minds living in a cul de sac back home. It's not everyone, maybe 20% think the rules just don't apply to them.
The sites are no-frills and some feel that the rates are too high here. But, the rates are just due to the area. Flagstaff is one of the most expensive places in Arizona to live. And due to the pleasant summer climate, everyone and their mother wants to live here. So, while I agree that the rates are high for what you get, it's the location that drives the rate.
I never had any issues with the management. They were always very friendly to me. Frankly, I've only seen them get upset at RVers that had unrealistic expectations or demands. If you come expecting to be treated like royalty go somewhere else. It's Flagstaff, not La Jolla.
You can receive mail and packages at the office which is a great service.
Really, other than the noise I would recommend it. If you are sensitive to noise you might want to avoid it.

Decided not to stay It was $4 more expensive than KOA and had no facilities other than water and power and when saw it compared to the KOA that made our decision for us.

“Insulted by staff”

Arrived in my RV and asked for a spot for the night and was instantly informed that the bathrooms and showers were closed. When I inquired as to why the lady behind the desk rattled off a range of excuses from lack of staff to it being the owner's decision. When I asked if I would still be charged the full rate even though they could not provide showers or bathrooms she laughed and said yes. I said "No thanks" and walked out.
As I was walking out she said "PISS OFF!".
This was my very first time trying to use my Good Sam Elite card at any campground. I will never try to visit that place again and will instead boondock at a Walmart in another city before spending another dime in Flagstaff.
If this is an example of Good Sam parks in general, then I'm never going to use them again and will seek a refund.

Again, the staff person (Johanna I think?) was super friendly and helpful. She was the only saving grace of this place. Stay away.

“Loud and Needs Lots Of Repair”

Based on reviews, we knew Black Bart RV Park had more negatives than positives. The challenge is that Flagstaff lacks a top-notch RV park. After considering a couple of other RV parks, the convenient location of Black Bart’s was the deciding factor.
As others have said, Black Bart’s has great potential; yet, its current condition is somewhere between fair and poor. The laundry is a good example of the poor condition of Black Bart’s. The machines are old and dirty. Most of the dryers are out-of-order (based on the tattered hand-written notes taped to the machines, I suspect the dryers have been out-of-order for ages).
Roads are in desperate need of repair. The electrical system needs revamping (it is tied to the restaurant so when the restaurant has a power outage the entire park goes dark). Picnic tables are broken. Sites needs grading and new gravel. The list goes on and on.
On top of the poor condition of the park facilities, the noise from the interstate highway is LOUD. Wake you up at 3 in the morning loud.
It looks like about 50 percent of the sites are occupied by full-time residents. Many of these RV’s are in poor condition and the lots are cluttered. This situation just adds to the overall negative vibe of Black Bart’s.
The positive is the close proximity to downtown Flagstaff. There is a bus stop at the entrance to the park. Flagstaff has an awesome bus system. From Black Bart’s you can be downtown in about 10 minutes.
Overall, my opinion is that Black Bart’s is way over-priced for what they offer. Sadly, the other Flagstaff RV parks are in about the same shape (based on reviews).

Had a two night reservation to stay here, but was such a trashy park, we got a refund and left. Lots of people living in the park with carports crammed with crap, loud music blasting, dirt bag city.

We were just looking for an RV park to spend a couple of nights to get some shopping, laundry, etc. done before we headed out boondocking again. Wasn't horrible but wouldn't want to stay longer. The rate seems high but probably reflects the location (Grand Canyon, Sedona, etc.). Most sites are wildly unlevel but we lucked out. Trucks idle all night next door, you can hear the freeway and trains run all night, but no horns thankfully. You could almost pretend all the white noise was the ocean.
Great internet, good utilities (in fact the water is at 100 PSI so bring a regulator). Close to shopping, dining, etc. As I said, fine for a night or two and we only stayed because we dumped there a week earlier for $10. Since we were there, we made a reservation. By the way, $45 is the Good Sam rate. Normally it's $50 a night. Served a purpose, I suppose, but could have dumped there again and ran errands from one of the many nearby boondocking spots and saved $80.

Next to the expressway, pavement and access roads broken. Concrete patio broken and unkept. Many full timers with junk around their site, the look is not appealing. Only one comfort station that is shared with the restaurant. Over 100 sites with one comfort station. The RV’s are crammed in to tight for the amount they charge. With that said the front side is best. They keep the front side looking good for the restaurant and first impressions. I know they try their best, but with high dollar Class A’s and Fifth wheels they need to invest in upgrades making the place a first class operation. As it is now short layovers are recommended.
