The property is no longer up to a price standard. The grass is not being routinely cut, there is dog shit in the gravel , there are dead trees on the property and dead limbs. At $68 a night, the place is no longer worth the price. Sure they have a small pool but it’s not worth what they are charging!

$155 per night is the average for the 7 nights (only 2 nights were for Balloon Fiesta rates)
Sites: Concrete pad that is fairly level (still need leveling though). Patio area is grass with a tree and some gravel.
Campground Road: Pavement.
Campground WiFi: Able to work on vpn and stream tv shows/movies. Not strong enough for smooth Zoom meetings.
Grounds: Clean and maintained well.
Bathrooms/Showers: The showers (and bathrooms) in the office are actually nice, but the shower is not a locked private room. Just shower curtains. The showers in the building that is not connected to the office are not as nice.
Laundry: Did not use this week.
Location: 25 min from Balloon Fiesta (without traffic at 5:00 am). 20 min from Petroglyph NM main hike. 3 min from gas.
Near highway: Yes
Near train: No
Cell: Verizon can work on a vpn and stream shows. Meetings on Zoom all worked fine.
Cell: AT&T slightly less strong than Verizon but could still work on vpn and stream.

If you have dogs, don’t let them walk on grass. Grass is filled with spurs!!!! Will never go back.

THE GOOD:
Gated: Gated park with a gate code.
Sites: Well maintained and generally level on a concrete slab.
Location: 5 min from Love's gas and others like it.
THE BAD:
Restrooms/showers: They could use updating for sure and had some mold.
WORTH NOTING (not good or terrible)
Parking: Long-term residents have multiple (sometimes 3) vehicles to park and they end up parking on the campground road causing clutter.
Highway noise: It is right off of the interstate so you will hear highway noise. It's a campground near a city so all things considered it really is not a problem.

I booked my reservation about a month before our arrival date, I never received a confirmation, when I called I couldn’t get anyone to answer the phone, I spent 20 mins on hold before I was able to speak with someone. They told me they don’t send out confirmations, seems strange as almost everyplace we stay gives a confirmation or confirmation number.
We arrived early no problem to checkin early, was given on the of pull through as we are 43’ fifth wheel. We did not want to unhook as we were leaving early the next morning. We were in site 224, had a hard time getting level with this site. Lower in the rear than the front. We don’t normally unhook on a one night stay….
Second the noise from I-40 is really loud, you would expect it since its right on the interstate, so beware if this bothers you, we just lived with it.
Sites are clean and have full hookups and plenty long for big rigs, ours was just not level.

We work remotely while traveling, and reliable high speed internet is crucial for us. The devices we have only got 4G (no VZW 5G up here yet), and the throughput was horrible. Nearby camper a few spots away had t-mobile, they *did* get 5G, and the throughput numbers they had were 50x better than what we had.

We’ve been full-timers for three years, stayed at hundreds of parks, in all of the lower 48. Never had the management accuse me of violating any park rules. This morning, I went to a local, quarter car wash, to do my weekly wash on my black Chevy dually. I did a rough dry at the car wash. I then typically find some quiet shade, (hard to find in Albuquerque, NM,) where I can wipe down with detail spray, and clean the windows. My rv space had no shade, so I found an empty space under a tree in the corner of the park. (The park is 30% occupied.) One of the management pulls up, and with a condescending tone, asks me why I’m washing my truck in someone else’s space. After I explained what I was doing, he drove off, with no apology. He did say that the management sent him out to deal with the situation.

This full service park is right off I 40 and easy to get too. It is tree filled and has grass in between most sites. It seems to be part long term stay and short over night stays. This full service park is right off I 40 and easy to get too. It is tree filled and has grass in between most sites. It seems to be part long term stay and short over night stays. My back in site was level. I know cable tv has been a bit of an issue, but I was able to get plenty of analog channels and my over air antenna picked up a bout 60 more, so no issues. Staff was friendly and efficient. Of course there is highway noise, but my AC/fan drowned that out. I felt very safe here.

Access was easy as it is next to the freeway. Gated. I guess that was nice. We have never stayed in a gated RV park before. (We are from NW MT and usually camp in the woods ;). ) Noise from the freeway was new but we were really tired so it wasn't a problem. We will stay here again if we ever return to the area.

This is the 2nd time we have stayed at this campground, and based on our two experiences, not sure if we will ever stay here again.
First, the good things about this place. Check-in was painless and efficient, with someone guiding you to your site. It's a gated community, which can give you a feeling of security. The sites are well marked and the pedestals and water and sewer hookups all worked well. There is a cable TV hookup at each site. Each site has a picnic table. They have a dedicated dog "park" for dogs to be off-leash and play. There is a gift shop connected to the office with basic RV supplies, and you can buy bags of ice.
So why are we disappointed and probably not going to return?
Because although it advertises itself as a "RV Resort", just about everything resort-like is broken or worn down. The grounds are FULL, and I do mean FULL of goat head stickers. Even walking your dog on the streets will result in multiple stickers in their paws. The laundry room has 8 washers, but only 5 were in service at any given time, and the machines themselves are very old, very beat up, and need to be replaced. Ditto the dryers. Even the ones that were working had warped or cracked doors. There is supposed to be a second laundry room attached to the bathhouse, but it was completely closed and unavailable.
The dog "park" desperately needs a load of fresh gravel and fence work to make it attractive. It's a small area, but it is large enough for small dogs to get a little bit of exercise. Forget about large dogs. And there are no other dog designated areas in the rest of the campground.
Two of the automated exit gates to the park broke down on one of the days we were there (during the Balloon Fiesta), which meant that no one could exit. It was a Sunday, and the gates weren't repaired until sometime on Monday. All traffic had to re-route to the one remaining gate.
They advertise that they have a pool and hot tub; however, neither are open. (Note: they weren't open when we were here the first time, in 2018.)
There is a long list of restrictions concerning your campsite, all designed to keep the area from looking trashy. The list of prohibited items includes clotheslines and dog kennels or dog fences.. And yet, we were parked between two long term residents who had old wrecked office chairs outside their trailer, and rickety porches that had peeling paint, along with tall weeds growing all over their sites. I filled an entire large yard trash bag one day pulling weeds from the space around our site!
We were staying here the week of the Balloon Fiesta, and because of that, paid an exorbitant nightly rate. This is NOT unusual for any campground during the Fiesta - they all raise their rates during that week. But because of the advertised amenities, we bit the bullet and reserved a site for 10 days. We originally made our reservations in 2019, for the 2020 Fiesta, which was of course cancelled due to COVID. The campground graciously postponed our reservation until 2021, despite their very strict no refund policy (very clearly stated).
The staff we interacted with onsite were always pleasant, but were singularly unhelpful when it came to basic information about the surrounding community. No one knew where the nearest WalMart was, or could suggest a grocery store, or even where the nearest post office was. Really?
Other reviewers have mentioned the road noise - the campground is close to Hwy 40, and there is noise, but that wasn't a big problem for us.
This campground is corporate owned, and it appears that the corporation isn't willing to invest a penny more than they have to to keep the place up. Very disappointing, and I do seriously doubt that we will ever stay at this place again.
Wifi wasn't horrible, but it wasn't great either. We used our phones as hotspots and got along just fine.
