Great location and place to stay overall! Clean park with nice amenities, and pretty good trees. As others have said… Toll pass makes it easier location.
Three negatives:
1. Cold weather. When the weather is forecast below freezing, there are a lot of strict rules imposed to prevent freezing pipes. The first time it happened, they said they were going to shut off water to the park completely for four days. Plans thankfully changed after a lot of complaining, but still a lot of strict policies and guidelines imposed.
2. Parking. Parking is allowed for 1 vehicle or you can pay $45 extra per month to park a second. This is not mentioned anywhere during booking, so be prepared. Parking a single vehicle is fine, but in many cases is required to be parked down the door side of your RV. They will tell you once you get set-up how they need you to park which makes for a weird situation.
3. If you book online for the monthly rate, it appears electricity is included. If you use the chat box and chat with them/the computer, it confirms electricity is included. Upon check-in, you learn that it is not included, so plan accordingly. What we thought was a great deal turned out to not be.
Other than those things, it is a clean park overall besides a few run down RV’s that need to be gone that seem to be allowed to stay. The access to the park behind is fantastic! Tons of trails and picnic areas, so be sure to look into that. Mail can be received here, so that is a plus as well.

If I'm in the area again, I will be coming back to the Jetstream RV Resort. We stayed here mid-September - December 2022 and the RV park was formerly known as Advanced RV Resort. There seems to be another Advanced and Jetstream RV Park in the area so make sure you are looking at the correct place. During my stay, the RV Park was going through a big remodel. Any reviews you have read prior to 2023, might not apply anymore. This is the correct website: https://jetstreamrvresortpearland.com/
For starters, it's tight getting into the RV Resort from the main road. You do not want traffic on your butt when you are trying to make the turn in from the road. Then when you get in, it's still tight until you make it to the office to check in. The front of the RV Park is by the toll road, and you can hear the traffic. We were in site 223 in the back, by the city park, and we could barely hear any vehicle noise. We couldn’t hear anything when our AC was running. The front and the back of the RV Park seem to be two different experiences.
The area is relatively safe. There is a police officer or two, and a police dog, that live at the RV Park. There was one break-in that we heard about during our stay. The RV Park is off a service road so there isn't any foot traffic on the main road. The city park it cleared out and shut down by the police every night so there aren’t any people roaming around after dark. You can walk right out of the RV Park to the city park through a gate in the back corner. The city park has a 2 mile and 6+ mile walking path. It seems to be the only real place to get out and exercise in the area.
The RV Park staff is great, and the property is well taken care of. During the renovations, they are adding tiny homes, a community fire pit, golf putting green, hanging string lights, kids play area, a new dog washing station, gym, and a beer garden. All of this was in the works during our stay, so we didn’t get to see it completed before leaving. They also have onsite laundry with change machines, bathrooms, clubhouse, propane and pick up your garbage.
You are allowed get mail delivered. During our stay, all mail and packages were delivered to the office since they were in the middle of renumbering all the sites. Normally, you go to the office to pick up USPS and all over deliveries go to your RV site. The office doesn’t tell you when mail arrives, you need to track your packages or go check the office.
If you don't have an EZ Pass or RV Toll Pass, you'll want one if you must drive during rush hour. The traffic is THICK and there were accidents almost every day on our way to and from work. The toll pass helped us make it to work on time instead of sitting in a daily traffic jam due to the most recent fender bender or rollover. There are plenty of stores to shop at and they are all very close. Walmart, HEB, Kroger, Sam's Club are all within a few miles. Plus, the area has pretty much every other chain store or restaurant you can think of.
Radar Road Warriors would stay here again

I try to start with 5 stars at the end of each review. I am work while I am traveling so I look at 5 main items, but there are others I don’t really review (laundry, bathrooms, etc.) as I have a Class A. Here are my thoughts in order:
WIFI: -1 star. You can't even use it for emails.
Location to outdoor activities: It is right next to a park where you can run and bike.
Location to dinning: -1 star. It's on the highway that's a toll road so nothing really close..
Customer Service: I was there over Memorial Day and they had a cookout with a band. Pretty cool.
Other: Clean
Recommendation - I have business around here so it works for me but I wouldn't go back if it were not for the location.

They drive around in golf carts, like Nazis, monitoring your every move and make up rules as the days get by. If it's something Brian doesn't like, or understand, you will get harassment over it.
People are leaving, and it used to be full all the time, with names on a big waiting list.
Beware if you want to spend more than a week here. Flying Asian roaches are gross. You have to park away from grass and trees, or they fly right thru your door.
Whoever owns this place, need to get Joe back, or get a new manager. This is no RESORT! So noisy from construction, dog owners with fences are a pain because they piss on the driveway next to you, and are unsupervised all hours too.
